real estate agent: Took a Dip in August - 09/12/12 11:57 PM
Walton County Florida Sales Report is out for August.  Thank goodness it was just not me that felt the drop in sales activity.  The entire area had a slight drop over July figures.  This can sometimes be attributed to the fact that parents are busy wrapping up the summer and getting their children prepared for school.
Let's take a look at the numbers:
Total Single Family Home Sales gained slightly in August by almost 20% over same period last year.
However, Condo Sales were way off the mark.  They were down 15% from the month of July and down over 20% … (0 comments)

real estate agent: 1031 Tax Exchange -- Turning Rental into Primary - 05/16/12 10:25 PM

1031 Exchange – Converting your Rental into a Primary Residence

Under the normal Internal Revenue Service, or IRS, code regulations you are required to pay capital gains taxes when you sell a property and realize a profit. Although the rate at which capital gains are taxed fluctuates, it is typically rather high given federal, possibly state capital gains and recaptured depreciation taxes. This tax can quickly eat away at the gain you realized on the sale of an investment. One option that allows you to defer the payment of capital gains taxes is to enter into a … (1 comments)

real estate agent: Mortgage Market Update - 02/26/12 10:57 PM
<!--StartFragment--> Market Update Week Ending February 24, 2012
The Greek bailout package was passed on Monday as expected, and there was little reaction in US markets. Mixed US economic data also had little influence. Strong Treasury auctions were the biggest factor for mortgage rates this week, and rates ended the week a little lower.
Investors are beginning to focus on the price of oil. Concerns about Iran have pushed oil prices up to the highest level in nine months. Higher energy prices are bad for consumers and the economy. Since higher oil prices have two opposite effects on inflation, though, the … (0 comments)

Thanks Kelly. After discussing with my wife, we are going to hold off for now. We have a new infant and would not be able to use a beach house now.

We are still hoping to find something but a bit skittish about the current market. Probably won't do anything until we see how this all … (9 comments)

The recent tornado outbreak has affected a lot of lives.  People in the hardest hit states are still in a search and rescue plan.  Power outages and homes and business have been destroyed.   May and June are normally the peak months for tornadoes.  This most recent activity may very well exceed the 1974 outbreak when we had 148 tornadoes with 300 lives lost in a 13 state wide path.
Tornado Facts are below:
Average number of tornadoes per year (1950-2004): 910State with highest number of tornadoes per year (1950-1994): Texas (avg. 125) Top 5 states with highest incidence of tornadoes … (1 comments)

real estate agent: Commission Splits - 02/05/11 04:16 AM
In general in your State do the listing agents split fairly, meaning 50/50 with the selling agent or buyer's representative.  Who do you think works harder for the sale?
Have you ever had an agent tell you that it is the company policy where they work?  Do you think they are really an independent contractor if so or an employee?  Uhmmmmmm......
Do you think that the seller knows the split being posted in the local MLS ahead of time and what this can and cannot do to assist him or her with the sale of their property?
If you have identical … (7 comments)

real estate agent: Do you take a vacation? - 12/04/10 12:50 AM
Here it is Saturday morning.  I just got back from the gym.  I am lining up listings for viewings today and tomorrow as well.  I work 7 days a week.  You might wonder if I take a vacation?  It is difficult when you work for yourself to do so.  I refer business out to other Realtors in my market area that I trust and respect when I am away.  I usually am the passenger in a car when traveling.  I hate flying and even avoid it more now.  I am not one to take a cruise ship either.  So you might … (7 comments)

Website Resources for Foreclosure Help
Article From HouseLogic.com

Published: July 27, 2010

Here are some legitimate resources to help you fight the foreclosure crisis.

You've been warned about foreclosure scams. But sometimes it's really hard to tell if something is a scam or not. Some less-than-reliable outfits have even taken to including "hud" or "gov" in their URLs to fool you into thinking they are legitimate foreclosure counselors. It pays to be wary. Below are some websites from government and non-profit agencies that can help you with foreclosure. Some are seeking volunteers and donations to help stop the … (0 comments)

real estate agent: Vote NO on Amendment 4 in Florida - 10/28/10 01:19 AM
Paid political advertisement - paid for and sponsored by Citizens for Lower Taxes and a Stronger Economy, Inc., 610 South Blvd., Tampa, FL 33606
KEY MESSAGES: "VOTE NO ON AMENDMENT 4"
1. Amendment 4 will cost jobs, raise taxes and hurt Florida's economy.
During these difficult economic times, the last thing we need is an amendment that will lead to higher
property taxes, fewer jobs, and a weaker economy. But that's exactly what Amendment 4 will do. If
passed, Amendment 4 will hurt every sector of Florida's economy. A recent study by the Washington
Economics Group shows that Amendment 4 is … (2 comments)

real estate agent: Can you tell your Title Agent his hair looks bad? - 10/13/10 01:12 AM
I am writing this to make this point:  Can you tell your title agent his hair looks bad?  If not, why not?  You should establish excellent relationships with your support team.  This includes your mortgage lenders, home inspectors, appraisers, and title agents.  You should know them well enough and they know you well enough to know that when you tell them their hair looks bad it is because you love them and nothing more.  I have wonderful relationships with my support team and they are not offended when I tell them their hair looks bad.  In fact, we laugh about it … (8 comments)

real estate agent: Anatomy of an REO - 08/15/10 06:10 AM
REOs by Kelly Klein, Broker / Owner / Realtor
Lifeguard Real Estate, Inc.
I got a call out of the blue about three weeks ago from an REO company who told me that they wanted me to list an REO for them.  Would I accept the assignment?  The deal was that they would pay a full x percent, but they got x percent back as a referral fee, the buyer's agent got x percent and I get the left over.  Not such a good deal right away for me.  I actually earn less than a buyer's agent.  Unless I get lucky … (3 comments)

real estate agent: Walton County Market Trends - 09/17/09 12:31 PM
There were 101 homes that sold in Walton County in the month of August.  This is up over last year for the same period when there were 99.  This slight increase can be attributed to the $8,000 first time home buyer's credit as well as reduced prices and foreclosures that have hit the marketplace.
Condo sales were also up for the month of August.  There were 59 sales in the month of August compared to last year same period of 43 sales.  Condos continue to be a risky purchase in some complexes.  Not only do you have to qualify as a … (0 comments)
