real estate agents: Can I ride my horse on the beach? Can I walk my dog? - 01/31/13 09:56 PM
A lot of people ask if they can ride their horse on the beaches of S. Walton and the answer is no.
More people ask if they can have their dog at the beach and the answer is, it depends.
Section 22-31 of the South Walton Ordinances state the following:
(a) No person owning or having charge, care, custody or control of any horse shall cause, permit or allo the animal onto or upon any public beaches in the county.
(b) All dogs shall be prohibited from public beaches in Walton County except:

real estate agents: July Sales 2012 - 08/09/12 12:30 AM
In my targeted sales area, there were 395 sales in the month of July.  The average sales price was $368,829 and the average price per square foot was $179.35 per square foot.  On average listings are staying on the market 190 days.
School is right around the corner and with kids and parents all rushing to end their summer vacations, sales generally slow a bit in the month of August and will pick up again in September.
We have had a lot of rain in the Panhandle this year.  We are no longer in a drought.

real estate agents: Hurry, Hurry, Hurry, Step RIGHT UP - 06/06/12 11:01 PM
Better hurry, my last research shows that in my area of the beach there is a 25 week supply of inventory left in the Detached Single Family Home Category.  Interest rates remain low.  Don't wait to buy.  You are going to miss your best opportunity to purchase a property at the beach then you will all be complaining that you shoulda, woulda, coulda, ....but didn't.
A 26 week supply means that the market is leveling between buyers and sellers.  Sellers are now gaining ground a bit and two things will happen as a result.  Sellers will not be coming down … (1 comments)

real estate agents: Bay County Florida ~ Ends Year with Sales UP - 01/12/12 03:18 AM
What a great way to end the year.  Bay County Florida is home to Tyndall Airforce Base located in Panama City Beach, FL.  Sales Trends are showing signs of growth.
Total Single Family Homes were up 16.62% for the year over last year's numbers.
Condo Sales were way up with an increase of 23.68% for the year.
Lot Sales were up slightly at 3.78%.
The best news is that the number of foreclosures are dropping significantly and were down 39.44% for the year over last year.
With inventory depleting, rising prices will surely follow.
I work exclusidvely for buyers like yourself … (1 comments)

real estate agents: Serious Buyers are READY - 12/27/11 05:14 AM
The market has picked up considerably in my area.  I am running into multiple offers on properties and shorter days on the market overall.  Inventory is shrinking and it appears that if 2012 is going to be a banner year for sales.  Even signs of all new subdivisions are going in.  Some by DR Horton and others, but they are selling.  The demand for these new homes is up.  In fact, I have seen prices on the same product rise by over $20,000 in just 3 months time.  It is always about supply and demand.
Serious buyers come to me with … (0 comments)

real estate agents: Bella Vita - 12/05/11 02:27 AM
Featured complex this week is Bella Vita.  Just like the name about a good life, life is good at Bella Vita.  It is one of my most favorite complexes located off of 30A in the Blue Mountain Beach area.  It is a beautiful complex built at one of the highest points along the coast.  Built in 2003, it is a Mediterranean architecture with lushly landscaped grounds.  There are two outdoor pools (one heated) with views of the Gulf of Mexico.  The oversized balconies some with 3 sliding glass doors bring the outside in.  There are European style archways and columns with … (0 comments)

real estate agents: Hot Buys - 11/15/11 05:29 AM
Hot buys do exist in this market area.  You just have to know where to find them.  One just came across my desk a moment ago.  It is a two bedroom, two bathroom condo that originally sold for $635,000 and now is on sale as a bank foreclosure for $179,000.  It is super clean inside and only needs a washer, dryer, and refrigerator.  You can furnish it for as little as $8,000 fully with everything in a designer fashion and then use it as a vacation rental or long term rental or choose not to rent it at all.
If you … (1 comments)

real estate agents: Beachcrest - 10/26/11 02:48 AM
Beachcrest is located off of the 30A corridor at 3768 Scenic Hwy 30-A, Seagrove Beach, FL 32459.
Walton County has a building and zoning rule along this scenic highway of no more than 4 stories high, but this 1985 built 12 floor building was grandfathered in.  It has 70 units and 200 feet of gulf frontage.  All 70 units are 2 bedroom units and approximately 1,000 sqaure feet each.  They have an outdoor heated pool, gazebo and BBQ area, and washer and dryers.  There is also an on-site rental office for ease of guests.
Today there are only 3 units avaiable … (2 comments)

real estate agents: 30A Foreclosure - 10/25/11 05:19 AM
Back on the market......I found a listing today that is a bank foreclosure along the 30A Corridor for $199,000.  It is a great condo in a small 10 residential unit building.  The original owner paid $635,000 for this unit when it was purchased.  This is such a great deal.  It has 2 bedrooms / 2 bathrooms and is a dog friendly community too.  It backs up to the north to a State Forest Preserve.  The front balcony is very large and over looks trees and grass.  The community has two pools (one heated), two tennis courts, deeded beach access and very … (1 comments)

real estate agents: Monarch Butterflys - 09/16/11 06:25 AM
The Monarch Butterfly has been arriving over the last week.  More and more noticeable as I walk along the hiking paths of Santa Rosa Beach.
This past week was also a full moon and the locals gather behind the Red Bar in Grayton Beach to howl at the MOON.  It is a fun thing to do if you live here.  The weather has been just awesome lately.  Perfect blue skys and cooler temperatures.  I just love the fall here.  You can read more about how the Monarch Butterflys migrate on their way to Mexico for the winter.  Not far behind … (3 comments)

real estate agents: Okaloosa County Florida Sales Report - August 2011 - 09/09/11 08:29 AM
I just heard a speaker yesterday from Eglin Airforce Base, Col. Sal Nodjomian.  Sal told us that there is a real need for military housing.  Most of the pilots who will be relocating to our area will not want to buy.  They will want to rent for a year.  These pilots make excellent renters with excellent credit scores and the ability to pay.  They get a housing allowance of $1,250 per month making the Okaloosa Rental Market extra attractive where monthly rents usually are less than this per month.  As rentals become more in demand then rent prices will go up.  … (1 comments)

real estate agents: Weathering the Storm - 09/06/11 04:36 AM
Yesterday we have wind gusts of up to 70 mph in the area at times.  Rain was everywhere, but the day after is the best.  I woke up to 65 degree dry weather and clear blue skies.  Absolutely stunning across the area this morning.
One local home in the Blue Mt. Beach Area had some roof damage and we had some downed trees, but overall we weathered the storm.
On Sunday night I got to see a performance by the RETURN.  They are a Beatles Reunion Band that have the style and music of the Beatles down pat.  What fun.  Yes, … (0 comments)

Accept Credit Card Payments on your Mobile Phone Posted on August 16, 2011 by Kelly Klein <!-- .entry-meta -->
Has technology gone too far or would you feel comfortable?  There is a scanner that plugs into your mobile phone and mobile application that allows you to accept credit card payments for merchandise using your mobile phone.
Do you hold your own Escrow Accounts?  You can actually accept a credit card payment via a mobile phone for say $5,000 earnest money deposit for a home.  How do you feel about this?  Would you be comfortable using this technology?  Would your customers like … (1 comments)

real estate agents: How I got my Life Back ! - 08/14/11 03:08 AM
I killed Facebook.  I feel so liberated.  I got my life back.  I found I was spending as much as 2 hours a day of precious business time doing really silly stuff.  Not only do I feel liberated, but I can now concentrate on more face to face activities to build my business.
It isn't easy killing off your Facebook account.  You can easily deactivate it which is what I did.  I don't feel like deleting every post and photo that I have ever posted.  Can you imagine how time consuming that would be?  So I am a deactivated user.  Facebook … (8 comments)
