I am sitting having lunch at the Santa Rosa Beach Club off of Hwy. 30A in Santa Rosa Beach, FL. It is located in Walton County. No wonder when I laid eyes on this place I knew exactly where I wanted to be for the rest of my life. It just doesn't get any better. I love it here.
You should come for a visit too. The Club is open to the public. Many people hold weddings on the beach and use the club for their reception. No wonder. Can you say Heaven?

Have you taken a real estate class lately? How about a class on social media or blogging or using Facebook for business? Have you been to a recent Ethics Class or Fair Housing Class. What about a new Contracts Class? All of these classes are offered by my local Association. In fact, I think that my local Association, the Emerald Coast Association of Realtors is the best on Earth. Cooler Temperatures and clear skies have brought the buyers back to this area. Even our local shimpers are reporting that business is almost back to normal levels. It is the best time of the year to visit our area. Absolutely beautiful and the monarch butterflys have just arrived. One of my clients told me yesterday she saw a whale out in the Gulf of Mexico and the dolphins are extra playful right now jumping clear up and out of the water doing spins like they are all part of a paid act. I am so frustrated to be forced to use Title Companies out of the County where the Property is located. This is how all foreclosures and REOs are being handled in our area and it is wrong. We don't have a relationship with these title companies, cannot walk in and take them originals, and cannot speak to them face to face when closings are going all wrong. It is so frustrating. Walton County Florida ranks third in the whole State of Florida for the lowest mileage rates in the State. It is a beautiful county the size of the State of Rhode Island with 50,000 permanent residents. The county stretches from the Gulf of Mexico to the Alabama border to our north. Tomorrow is Earth Day. I have recently adopted a mile in my neighborhood and walk it daily now with a trash bag and pick up mostly beer bottles. Why is that beer bottles are the number one item found along our roads anyway? Cigarette boxes are also another popular found item. Once in a while I find a coffee cup or a Subway sandwich wrap and cup. I like it best when I find money. Mostly pennies. I guess that is why they say pennies from heaven? The report just came in moments ago for the month of March 2009.
New Home Sales Year to Date over 2008 are down 65.08% No one is building new homes right now.
Resales of Homes is actually up 2.82% over last year.
New Condominium Sales are down 55% over last year.
Resale of Condominiums are only down 6.30% from 2008. Incredible considering that loans on condos are very difficult to get. Most require 25-35% down hard cash and an excellent credit score. However, there are a lot of buyers in the market right now buying up Gulf Front Condos.

The condo market in Florida is hot, hot, hot!
Foreclosures along the coastline are everywhere. What's going on with this? First there are multiple offers back in the market again. People are competing with others with their bids on these units. I have run into this five times over the last six days. Who walks away with the condo? Usually, a cash buyer with a quick close.

After 3 days of being with 3 different sets of buyers this past weekend, I can only tell you that I am learning the market so well. The more you know the inventory the better. I worked with a house buyer on Friday, a condo buyer on Saturday, and another home buyer on Sunday. Nothing on paper yet, but they will. They each had to go back home think about the options, talk with their lenders (which are closed today) and then move ahead from there. The market is definately showing good signs of picking up.
