118 Homes Sold in Jan. 2011 compared to 100 in Janaury 2010.
Total Condo and Townhome Sales  were up 21% for the month of January.
73 Condos and Townhomes sold in Jan. 2011 compared to 60 in Jan. 2010.
Residential Lots are down 25% for the month of January.
97 Lots Sold in Jan. 2011 compared to 131 in January 2010.
Taxes remain to be low in Walton, County were you can figure .0096% of the sales price is a good estimate of our real estate taxes.

Understanding Short Sales Q.  My neighbor bought a short sale.  It seemed to take forever, but they got a great deal and now I think I want to buy one too.  What exactly is a short sale?
A.  A short sale is when the seller owes more on the mortgage than the property is worth in today's market.  So when they receive a market price offer, they are asking their lender to accept a discounted payoff to release the existing mortgage or even mortgages.  The lender may or may not approve this.

Canadian dollars are currently trade very close a what we call "pair" meaning 1 US dollar for 1 Canadian dollar. This is great news for you.  On our last forex updated , the CAD was trading around 0.9992.
Inventory levels are still good.  Prices are still low and you can own a beautiful resort property along the Emerald Waters of the Gulf of Mexico.  I welcome you my friends.

A closing that was supposed to happen, didn't.  Along the beach areas of Destin, Florida there are several neighborhoods that are in a Cobra Zone. Cobra Zones are insurance zones where the Federal Government will deny flood insurance to home or commercial owners.  Flood Insurance is available but only through insurance companies like Lloyds of London and at a high cost.  The deal that went south recently had a yearly flood insurance cost of $30,000 per year.  That was enough to make this buyer walk.  I am now unsure how this bank owned property will ever sell.  Of course a cash buyer … (6 comments)

On this date:  In 1924, the temperature in Helena, Montana fell 79°F in 24 hours and 88°F in 34 hours. From the 14th to the 15th, the temperature plummeted from 63°F to -25°F.
Today in Panama City Beach, FL the temperature right now feels like 37 degrees with a high reaching 50 degrees today.  Plenty of sunshine and a light to moderate chop in the Gulf of Mexico.

It irratates the heck out of me that I am not fairly compensated for work done.  In my local area market the listing agents are keeping much more than their fair share of the commission.  My latest deal was a 7% sales commission and I got 2.4% of it.  When did this start happening and why?  I drove that buyer around for a year before they bought your listing and I shouldn't be equally compensated?  All you did was put it in the local MLS and put a sign up.  This is really unfair.  I agree that commissions should be negotiated … (6 comments)

654 homes for sale with the lowest priced home priced at $57,000 and the highest priced home priced at $6,750,000.
Of these there are 52 homes that are Gulf Front.  The lowest price Gulf Front home is priced at $1,150,000 and the highest priced Gulf Front home is priced at $6,200,000.
There are 261 Condos on the market today in Santa Rosa Beach, FL.  The least expensive condo is $58,900 and the highest priced condo is priced at $4,730,000.

It seems to be warmer than normal this Thanksgiving.  In my area, there will be plenty of visitors at the beach, on the golf course, boating and fishing.  Red Snapper and Triggerfish are abundant at this time of the year in the Gulf of Mexico.
My nail technician yesterday commented that the house is going to be so warm this year when her family comes to visit that they may even have to run their air conditioning.  This is highly unusual in late November.

This is a community off of Hwy. 30A.  Although located in Walton County it carries zipcode 32413. 
You can hop on a bike and ride or walk along the bike trail (19 miles from end to end) on Hwy. 30A.  It is easy to take in nature along the path and enjoy the State Parks or just stop for lunch at George's or grab a quick drink at the Fonville Press.
Alys Beach is probably the most upscale neighborhood along the 30A route.  It isn't finished yet with most residences on the North Side of the beach highway, but now seeing … (3 comments)

I live in a place called Santa Rosa Beach, FL 32459. 
This is located in the Panhandle of Florida, specifically Walton County.  Walton County covers 65,000 square miles of space.  This is considered to be a large county.  It stretches to the Gulf of Mexico up to the Alabama line to the North.  Santa Rosa Beach now has 7,016 residents which works out to 108 residents per square mile.  All of Walton County has 48,279 residents.  There is still plenty of room to roam here and getting around is easy.  The Median Age is 42 and the Median House Value is $174,198.  … (1 comments)
