Walton County Florida Sales Report is out for August.  Thank goodness it was just not me that felt the drop in sales activity.  The entire area had a slight drop over July figures.  This can sometimes be attributed to the fact that parents are busy wrapping up the summer and getting their children prepared for school.
Let's take a look at the numbers:
Total Single Family Home Sales gained slightly in August by almost 20% over same period last year.

seaside: Seaside Half Marathon - 03/04/12 11:50 PM
Seaside, FL has an awesome turnout for its 10th annual Seaside Half Marathon this past weekend.  Although I do not participate, I do have a bird's eye view of the racers from my 4th story condo.  My dog Dolly who viewed the race for the first time in her life loved it too.

seaside: Where has all the inventory gone? - 06/27/11 03:09 AM
Looking at the area along the beautiful scenic Hwy. 30A and the South Walton Beaches located in Santa Rosa Beach, FL zipcode 32459, the inventory is disappearing quickly.  We are down to just 14.73 weeks of inventory in the condo category.  Today there are only 299 total condos for sale.  The buyers have been back in groves trying to snatch up the last of the best deals and foreclosures.  Approximately 33% of all sales are to cash buyers.

Yes, I am talking about the weather for the most part.  Temperatures in our local area have been pretty hot this year with temperatures near 90 everyday.  The cool Gulf winds from the Gulf of Mexico saves us though and in the evenings it does get back down in the 70s.  We have not seen much in the rainfall this year.  We are behind our averages in this area.  Storms skirt us here at the beach, but most of them are to the North of us.  There is a 20% chance of a thunderstorm over the next 7 days in the … (2 comments)

seaside: Memorial Day Weekend Activities - 05/20/11 04:18 AM
There is plenty to do over Memorial Day Weekend in our local area.  If you have not yet booked a reservation, you may be too late.  The hotels, bed and breakfast's and even those who rent on www.vrbo.com websites are all reporting that they are already booked.
The weather should be perfect and you can take a bike ride along Hwy. 30A, enjoy a picnic along the way in one of the State Parks or just pull over to sit along one of the 13 coastal dune lakes.

Ahhhhhhhhhh, Walton County.  Sales are climbing.
Let's take a look. 
Single Family Homes
Year to date 354 home sales.  Up 6.95% over same period last year.  Homes sell for 91.37% of list price on average.
Condos/Townhomes
Year to date 258 sales.  Up 17.27% over same period last year.  Condos are selling for 88.21% of list price on average for the year.
Lots
429 Lots have sold year to date.  Up 16.89%.  Lots are selling for 79.92% of list price on average for the year.

seaside: Seaside Report -- February 2011 - 03/14/11 06:05 AM
Seaside currently has 30 Active listings.  Only 2 sales in the month of February.  With this type of inventory and sales ration, it will take 65 weeks to exhaust the total inventory in Seaside.
There are a lot of pedestrian walkovers in the Seaside Area and it is extra busy during this time of year.  If in the area, please know that the pedestrians have the right away and move slowly through this area.

December 2010 = 117 compared to December 2009 = 127.  Down 7.87% for the month.
YTD 2010 = 1381 compared to December 2009 = 1,278.  Increase of 8.06% for the YEAR!
