short sales: Walton County Sales Trends Report December 2012 - 01/06/12 06:32 AM
The Walton County Sales Trends Report just came out for the month of December.  Like the unemployment rate going down to 8.5% Nationally, the employment is evident in Walton County Florida.  I am seeing new construction popping up all around me again.  It feels so good to see this positive trend.
Here are the numbers:
Single Family Home sales rose for the month of December by 56.14% over same period last year.
Single Family Home sales for the year rose by 19.58% over 2011 sales.
Condos and Townhomes rose 46.77% for the month of December over same period last year.

Ah, I couldn't have asked for more.  It is just beautiful here today.  I hope your last day of your year is spent reflecting on all of the good that you had this past year.  We all have so many things to be thankful for.  Even the smallest things, like my fingers that are typing this note right now, or my eyes that are reading this.  Take time to reflect on the good and wish for more good in the year to come.  Happy New Year from Lifeguard Real Estate !

I have lost my MOJO.  Not in real estate, but volunteerism.  I have been a student and champion of my chosen field since 2003.  I have fully dedicated myself to helping others, volunteering for projects, special events, fund raising, you name it.  I am just tired.  I can't remember how many times I have had to rearrange a client appointment just to make time for a meeting or other event.  Well, my 2012 business plan has cut way back on these moments in my business that are not making me any money.  I find that many don't even appreciate all that … (4 comments)

Understanding Short Sales Q.  My neighbor bought a short sale.  It seemed to take forever, but they got a great deal and now I think I want to buy one too.  What exactly is a short sale?
A.  A short sale is when the seller owes more on the mortgage than the property is worth in today's market.  So when they receive a market price offer, they are asking their lender to accept a discounted payoff to release the existing mortgage or even mortgages.  The lender may or may not approve this.

Walton County Florida ranks third in the whole State of Florida for the lowest mileage rates in the State.  It is a beautiful county the size of the State of Rhode Island with 50,000 permanent residents.  The county stretches from the Gulf of Mexico to the Alabama border to our north.  If you have never been here, you should place this county on your must see list.  The diversity of the county from rich Horse Farms in the North … (3 comments)

The May results are in and the month of May show that finally we are seeing a decrease in the number of short sales, but an increase in the total of foreclosures.  This may be a result of short sales that have not sold or closed properly finally falling into the foreclosure category.  
New home sales are pretty much all but gone as new builders have pretty much given up competing against the lower prices and resales.

There have been a total of 226 swine flu cases reported in the US.  In comparison to the US population this is miniscule.  There has been only 1 case of death from this flu.  The biggest state affected is New York, followed by Texas, followed by California.  That makes sense that where some of our largest population resides, so do the swine flu show up. 
In the State of Florida there have only been 3 reported cases.

I am having a successful year.  What I find interesting about this is that other Realtors get so jealous when you are having a good year.  Today I took down all of the posts that dealt with market reports because they contained links to listings that I do not own.  Guess what?  I hardly ever take a listing.  I work as a Buyer's Representative and not a Listing Agent.  99% of my business is as a buyer's representative.  In order to do this you must provide listings to them from the local MLS to provide them a range of choices in which … (8 comments)

Okay, I have to admit I have written 31 short sales in the last year and a half.  Zero have closed.  Am I excited about them?  Not in the least.  In fact, I advise my clients now that the name of this sale is a joke.  There is nothing short about a short sale at all.  I have waited and waited and waited.

Today I am on my way to meet with the Tallahassee State Capitol Legislative Days where Realtors can address homeowner issues in the State of Florida.  Being a Board Member of the Emerald Coast Association of Realtors, I do know my legislators and do hope that I am the voice of my customers.  What's on your mind?  Our biggest issues all revolve around short sales and the length of time that it is taking for the banks to respond in a timely manner.

The report just came in moments ago for the month of March 2009. 
New Home Sales Year to Date over 2008 are down 65.08%  No one is building new homes right now.
Resales of Homes is actually up 2.82% over last year.
New Condominium Sales are down 55% over last year.
Resale of Condominiums are only down 6.30% from 2008.  Incredible considering that loans on condos are very difficult to get.  Most require 25-35% down hard cash and an excellent credit score.  However, there are a lot of buyers in the market right now buying up Gulf Front Condos.

short sales: Head's Up on Foreclosures - 04/07/09 01:09 AM
Foreclosures in my market area are selling in an average of just 58 days now, down from 71.  Multiple offers are appearing on the market again and buyers are bidding over the foreclosure prices.  Just want to give you a head's up because now is the time to buy.  Waiting may only make you pay more in the long run.  Don't get me wrong there are other foreclosures in the wings.  Plenty of them.  I looked over the Lis Pendens list just now.  However, they are selling at a quicker pace.
