One of my favorite and I think most valuable calls that I get is the one that starts with we are thinking about doing some remodel/updating and wanted to see if you can come by and give us input on what to do vs not do.
There are plenty of sources out there with input on what you generically get a better return on than others. However, it is often very dependent on the specific property. It's January 2019 and with all the technology, gadgets, firewalls and preventions already in place we are seeing Wire Fraud continuing to be an issue. For buyers & sellers, it is really important to over-communicate. As in, I cannot say it enough. Do not put the word wire in an email. With the start of a new year and brisk, single digit temperatures for the high today I am thinking about winter fun and ideas for what to put on your calendar for the next few months.
We all know that skiing is a great option and with an exceptional year for snow so far all the Colorado ski resorts are open & available. If downhill skiing is not your thing consider cross country (be prepared for a work out it is harder than you might think). For those interested in how the Colorado Springs Real Estate market is doing below is a great overall visual representation. As you can see our days on market is increasing and looking more specifically at the months of supply by price range we continue to see that pricing is critical when it comes to how long a house is on the market.
Overall we are currently seeing 35 average days on market whereas the historical average is 69.
Pricing is up by 8% from the same time last year (2017) with the average sales price up to over $342,000.
