kelly young realtor: Have a Healthy Smoothie in Honor of National Nutrition Month - 03/02/16 11:18 AM
Even though the old adage "breakfast is the most important meal of the day" has been proven by research, we often either skip this important meal, or grab something calorie-laden with sugar and fat. Fortunately, with a bit of pre-planning by stocking the right ingredients, you can whip up a nutritious smoothie in just a couple of minutes and be out the door.
Here are a few healthy, but oh-so-delicious, smoothie recipes to start your day.
5-Ingredient Chocolate Almond Chia Smoothie with Toasted Coconut
1 1/2 frozen bananas 1 1/2 cups almond milk 1 1/2 tablespoons cocoa 1 cup baby spinach leaves 2 … (1 comments)

kelly young realtor: March is National Nutrition Month - 03/02/16 10:19 AM
Who knew there was an entire month dedicated to good nutrition?

Well, March is it - National Nutrition Month - and there are countless websites and blogs dedicated to touting the obvious benefits of eating nutritiously. For the busy person (and who isn't?) it can be difficult to always eat healthy, but there are some simple ways to at least improve  on what we put in our bodies.

Consider these "nutrition hacks;"
1. Replace milk with almond milk. It might be surprising to learn that almond milk has six times less sugar per serving than regular milk. You probably won't even notice a difference on your cereal … (1 comments)

kelly young realtor: Spring Skiing in Colorado - 02/27/16 02:17 AM
March is a big month for the ski areas of Colorado, as it's considered Spring Break month for most of the nation. Skiers and snowboarders travel from all over to spend time on our beautiful slopes. Here are some of the options available to us locals.
Monarch Mountain is offering a Spring Break Four Pack for $189. Purchase these tickets now; they're transferable and valid any day the rest of the season. This is truly a great deal, working out to just $47,25 a ticket! In nice weather, Monarch is only a 2.5 hour drive, and with gas prices so low right now, this … (0 comments)

kelly young realtor: Have you heard of "Habit Stacking?" - 02/24/16 09:53 AM
Most of us are always looking for ways to improve our lives - a better job, a nicer house, make more money - these are some of the biggies. But what about the less obvious things like being more productive or organized, or having more time for our relationships? These things would also contribute to a better quality of life, yet we often find ourselves "stuck," moving through life doing the "same old, same old."
There is a great little book available titled Habit Stacking. 97 Small Life Changes That Take 5 Minutes or Less by S.J. Scott. This gem can be read in … (1 comments)

kelly young realtor: Local Running Clubs - Something for Everyone - 02/22/16 08:50 AM
Thanks to an abundance of sunny days and miles of running/waking/hiking trails, Colorado Springs is a great place to get a move on. If you are a runner, there are a number of clubs and groups where you can join like-minded people in the pursuit of that runner's high. Most of the ones listed below are more social in nature but you can still get your heart pumping with a decent run.
Jack Quinn's Running Club meets every Tuesday night at Jack Quinn Irish Alehouse and Pub for a 5K run. Check in upstairs around 5pm, run or walk the 5K with friends or … (0 comments)

kelly young realtor: February is American Heart Month - Take Care of Yours - 02/17/16 01:28 PM
The month of February is not only dedicated to Valentine's and honored Presidents, but also to your  heart health. Here are a few suggestions to care for that most important organ.

Get moving! Yes, you hear it all the time, exercise, exercise, exercise. This can conjure up anxious visions of embarrassing hot yoga classes or making a fool of yourself in the gym, but it's really as simple as going for a walk everyday; or taking the stairs instead of the elevator; or getting up from your desk to talk to a co-worker instead of emailing them. The point is, just move! Take a look … (0 comments)

kelly young realtor: Green Mountain Falls Offers True Colorado Lifestyle - 10/14/09 03:05 PM
Green Mountain Falls is a small (5 square miles), tucked community located about 13 miles west of Colorado Springs. With the natural beauty of the mountains and The Pike National Forest available if not out your back door just down the street.  Fountain Creek flows through the valley and is a feature that can be found on some properties.  With Woodland Park (a slightly larger community) just West of town less than 10 miles, you can still find great restaurants and activities including wintertime ice skating on the lake located in the center of town.

kelly young realtor: Home Inspection Negotiation - 10/14/09 03:48 AM
In buying a house the buyer has the right (does not have to have one) to have the home they have under contract inspected.  If they choose to do that they hire and pay an inspector to go and fully review the house.  Future blog posts will address this aspect but today this is about what happens after the inspection.  When the buyer is complete they will often submit an Inspection Notice to the seller with a list of items to be corrected before they agree to purchase the house. At this point the seller can agree to what is asked … (4 comments)

kelly young realtor: Mortgage Points, and buying down your interest rate. - 10/10/09 05:52 AM
When contemplating whether or not to buy down an interest rate on your new mortgage there are more things to consider than simply the cost of the points.  It's easy to look at the lower interest rate as the bottom line and automatically figure you are saving money, however this is not always the case.  Allow me to shed some light on the subject.
A point is essentially up front interest used to buy down the percentage rate on your mortgage, and usually costs just over 1% of your total purchase price.  On a $200,000 mortgage you may expect to pay … (2 comments)

kelly young realtor: Home Owner Association, Metropolitan District, OR BOTH? - 09/21/09 11:07 AM
When looking to make a move to Colorado Springs and like the Falcon area a new term may pop up.  Google Metropolitan District and you quickly discover a clear cut definition is not clear cut.  You find lots of metropolitan districts, for lots of places.  But the only encyclopedia article I could find discusses the making of areas and governments in England.  Well, that wasn't what I was looking for!  What are these metropolitan districts?  What are their benifets?
Essentially, a metropolitan district is a form of state government created to service a particular area or neighborhood.  Often Metro districts build and maintain … (0 comments)

kelly young realtor: Colorado Springs Westside Fantastic House for Sale - 09/20/09 02:33 PM
There is nothing to say as you pull up to this cute new listing where appeal starts at the curb.  Don't let the outside fool you because the house is actually over 1400 square feet and offers 3 bedrooms, 2 baths and plenty of room to add a garage out back.  With new windows, new plumbing, new electrical, new furnace & hot water heater there is nothing left to do but move in.  At $205,000 it is a great find.

kelly young realtor: Generating Exposure through Press Releases - 09/09/09 02:40 AM
The Pueblo Parade of Homes starts this Friday, September 11th and runs through September.  We have a development that is the only one in Pueblo County that offers 5 acres with city water, underground utilities (fiber optic cable) and greenbelts.
What is important to a buyer to know and look for in buying land where they are going to build a house at some point in the future is the infrastructure.  What do I mean by infrastructure?  When you drive in how do the roads look?  Are they wide enough for two cars to pass?  Are their culverts where the … (0 comments)

kelly young realtor: The Many Definitions of Remote - 08/25/09 03:27 PM
A couple of weeks ago customers from Switzerland were in town looking at property in Colorado.  Throughout our correspondence prior to their arrival they continued to reiterate to me, "distance does not matter," we like remote.  Where we live now is 2 hours to a bigger town.  I hear this regularly and over the years have learned to ask, "what does remote mean to you"?  It can mean:
Driving over an hour to work Living 45 minutes to away from town Having to take a ferry to get to work/town Driving by multiple restaurants, stores, shopping centers, residential and/or commercial areas … (4 comments)

kelly young realtor: Moving to Colorado Springs - Western Style - 08/20/09 02:36 AM
I was driving down I-25 which runs North and South through Colorado Springs.  Having recently just read Outside Magazine's story and ranking Colorado Springs as the #1 City for Outdoor lifestyle I could not resist this photo combining the old covered wagon with a 4-wheeler between it.  Home & toys packed they are ready to "homestead".

kelly young realtor: Colorado Springs Affordable House for Sale - 07/26/09 12:56 PM
There was an interesting article in today's local paper about the housing market comparing listings and sales from the end June 2008 to June 2009.  As noted the market up to $250,000 is strong and active.  There is a great new listing on the market that is a great example of a beautiful home with all the custom touches priced at $227,000.
From the time you drive up and walk throuh the front door charm is waiting.

kelly young realtor: Colorado Springs House for First Time Home Buyer - 07/19/09 01:59 AM
Colorado Springs  House for First Time Buyer - Friday afternoon at 4:00 the conference room was full with the sellers, buyers, listing agent, selling agent and title closer.  We all agreed to show up for closing not knowing if the closing was actually going to take place.   My buyers were troopers, hanging in there as first time home buyers.  We started by finding three houses that all had offers on them when I called to say we were writing an offer.  Next came an offer on a short sale and 3 weeks later finding out the bank changed its mind … (0 comments)

kelly young realtor: Colorado Springs Used Car Source - 05/29/09 02:47 PM
There is nothing like the word, "used car salesman" to generate conversation.  My past two weeks have included time spent researching and looking at cars.  I dreaded looking and what I would experience when I walked into a "dealership".  After going to several dealerships I had a wide range of experiences.  What surprised me and then reminded me to write this blog post was meeting salesman Tony Neuman.  I remembered that one of the most important contacts you can make being new to an area is a car salesman.  Tony provided me with an experience of working with a salesman that I felt was genuinely interested in understanding what I was looking for and … (0 comments)
