Pacific Business News (Honolulu) - July 21, 2006Hawaii saw a 6.5 percent jump in coastal construction in 2005, fueled by demand to build luxury resorts and vacation homes on Maui.State planners report that the number of permits to build along Hawaii's coastlines grew to 311 in 2005 from 292 the previous year. The greatest demand was reported on Maui, which saw 225 permits for coastal construction, said Douglas Tom, manager of Hawaii's coastal zone management program in the Hawaii department of business, economic development and tourism.Oahu reported 33 permits for coastal construction, compared with 29 … (0 comments)

Another new waterfront luxury project here on the Big Island.  Keep in mind - if you or anyone you know is considering oceanfront property on the Big Island the sooner they get into the market the better.  More and more of the oceanfront has been developed AND sold, so prices continue to climb higher and higher.  Anyone getting into the market now and in the very near future will be happy they did so, because despite the volcano doing its best, what is existing in oceanfront land will be what is available in oceanfront land.

The Big Island Market has seen incredible growth over the last 3 to 5 years, development continues to keep on coming.  However, the rising property values and prices took a lot of the local people out of the market - no opportunity to buy and if owners no ability to sell and step up to a little bettrer home.  We are just now starting to see some of the afforadable housing projects start to come to realization.  Note the "affordable" condo price of $284,600!!!  If you know anyone on the Big Island who may be able to qualify for this let me know.  A … (3 comments)

For thos of you unfamiliar with the Big Island, Kawaiahae Harbor is the main shipping point for the West Side of the Big Island.  There is a lot of focus in developing this harbor for more recreational use and also because of upcoming plans for a Ferry System in the islands and Kawaiahae Harbor will be a Big Island location.  The ferry system will greatly improve inter-island mobility  - an option other than flying :-)

Pacific Business News (Honolulu) - 1:02 PM HAST Wednesday The median price of Oahu homes dropped in June to $639,000, off 4.4 percent from the May median. The Honolulu Board of Realtors said Wednesday that the number of sales was also down from May, with 368 sales closed, slightly off the 374 sales in May.  The June price is still up 7.7 percent from a year ago when the median was $593,300.
