fsbo: Incentives? Good or fluff

With the market being slow through out the country we are seeing more and more incentives. I have. So what are the best or worst incentives out there? Best Seller to buyer contributions IE: Seller offering cash for buyers closing cost, appraisal, home inspection ,home warranty. Broker offering cash at closing to buyer. Worst Seller offering bonus to selling agent/broker. middle ground Cash incentive to get a contract accepted by a cut off date What do you think? What are you seeing out there and is it working or hurting your market? As a buyer would an incentive sway you from one home to another? As a Realtor (13 comments)

I go on a lot of listing appointments with for sale by owner. I ask them a couple of questions right off the bat to see if I am wasting my time. What is their motivation? When do they want or have to move? How did they come to the price of their home? Do they have any of the forms to selling homes? Have they talked with a title company? Are they the only ones on title? Do they know what needs to be disclosed? How much time do they have to dedicate to selling their home? Then we discuss some (10 comments)
fsbo: Prescott Arizona. A buyers market

The market is definitely in the buyers favor here in the Prescott tri-city area. We are seeing inventory go up and up and prices keep falling and falling. The hardest thing now is helping buyers find the right property and then convincing them when to offer. We have seen offers 15-20% below asking price. The sellers seem to think we are still in 2005 when full price and above full price offers were coming in. What can be done to bring the sellers back to the changing market. Motivation seems to be the best way, Showing them a inch thick stack (0 comments)

We all have our little things we do to clear our BRAIN.. I was playing a game online last night. It is basically a 7 on 7 match with people all over the world. One team protects/defends the package, the other team trys to grab the package and get it to a waiting helecopter. It is a shooter type game. However if you don't have a plan and stay with that plan it is hard to win. So when I finished I was thinking. If I took that same tenacity in Real Estate what could happen. fsbo: FSBO's listing on MLS, Standard of Practice?

We as Realtor's have to get licensed, have a minimum standards of practice, continued education, pay for dues and so forth. In the Standards of practice we are to give advice on the listing/purchase transaction and help the process to it's end. So my question here is how can a FSBO list there home on the MLS for a fee. Is the listing company following a minimum standards of practice by putting a sign in the yard and entering the listing on the MLS. Where is our NAR standards of practice there. Does this company or companies have the best interest of (4 comments)
