Many people use the terms “green” and “energy efficient” interchangeably. However, they aren’t necessarily the same. Even builders use them interchangeably which just adds to the confusion for home buyers researching building a new home. A green home is built from environmentally friendly materials. Being green doesn’t necessarily mean that a home is energy efficient. It can be, but this is where the confusion begins. The RESNET HERS Index is the industry standard by which a home's energy efficiency is measured. A new partnership between the Residential Energy Services Network (RESNET) and the Appraisal Institute plans to include Home Energy Rating System (HERS) scores in appraisals. A HERS Score allows buyers to evaluate a home's energy efficiency. The lower the score the more energy efficient the home. By adding the score to home appraisals, consumers purchasing a home with a better score can get a better valuation because the home they are buying is more energy efficient. A more energy efficient home costs less to own!
