the temple team: Get Your Silver Ready For The Holidays! - 12/16/18 10:10 AM
How to remove tarnish with baking soda, foil, and hot waterIt might seem more like magic than a simple cleaning hack,  but this this method will dissolve tarnish before your eyes.
Start with freshly hand-washed silver. In a foil-lined pan (or a pan made of foil) dissolve a tablespoon of baking soda with a cup of boiling water.
Immerse your silver in the bath for a minute or two, until you see the tarnish lift.
Remove the silver, and voilà, it's cleaned and tarnish-free. Dry and polish your pieces immediately.
You may need to repeat for heavily tarnished items. Some people will add half a cup of vinegar or … (1 comments)

the temple team: Helpful Tips For Selling Your Home With Pets - 12/12/18 11:44 AM

When showing your home to prospective buyers, you want them to be able to picture themselves living in your home. So you sould "de-personalize" your home by removing family pictures, drawings that the kids may have done, just basically anything that is personal and that includes your pet and their items.
Definitely remove the actual pet when having a showing and/or open house and put away their bowls, beds and toys, etc.  It's hard to believe, but not everyone is an animal lover for various reasons like alergies, fear, etc... so my eliminating obvious things visually it can improve your chances … (1 comments)

the temple team: Tips For Having A Positive New Year - 12/10/18 07:02 PM
20 Tips for a Positive New Year 1. Stay Positive. You can listen to the cynics and doubters and believe that success is impossible or you can trust that with faith and an optimistic attitude all things are possible.2. Take a morning walk of gratitude. I call it a “Thank You Walk.” It will create a fertile mind ready for success.3. Make your first meal the biggest and your last meal the smallest. Eat breakfast like a king, lunch like a prince and dinner like a college kid with a maxed out charge card.
4. Zoom Focus. Each day when you wake up in the morning ask: “What … (3 comments)

the temple team: Various Ways To Save For A Downpayment - 12/08/18 07:57 PM
Calculate how much and how quickly you want to save Consider the price of the house you can afford and determine 20% of the value. That’s your target. Let’s say it’s $50,000. Divide that number by your time horizon. If you want to buy in five years, divide by five — you’ll need to save $10,000 per year. Divide that number by 12, and you’ll get your target monthly savings goal: $834.
Perhaps you want to buy a home sooner. You can shorten your time horizon by saving more each month if your budget allows.
People get money for a down payment through … (1 comments)

Here are a few tips to help when buying a home ...

1. Don't buy if you can't stay put.
When purchasing a home, plan on ideally staying in that particular location at least a few years to make the move more worthwhile financially.
2. Make sure your Credit is in order
Prior to your house hunting adventure, get copies of your credit report. Make sure the facts are correct, and fix any problems you discover.
3. Stay within your Realistic Price Range
The rule of thumb is that you can buy housing that runs about two-and-one-half times your annual salary. It's best to not be too strapped … (2 comments)
