the temple team: "Hash" not "Pound" ... Social Media Etiquette! - 02/26/13 09:40 PM
Proper Etiquette when it comes to " # " ...

According to ... here is the history behind the # ... "Hashtag"!
The sole purpose of a hashtag is to group similar messages together on social media. You could think of this like "branding".  By creating a hashtag (just put # in front of your word - it does not have to be a real word) you turn the term to a searchable term and an instant link to other messages containing the same term.
For example you could say ...   #bestjobever

the temple team: Flood Insurance Update - 02/26/13 10:05 AM
Flood Insurance Update by: The Temple Team     (Summarized from a post by Julie Woodson, Director of Political Communications, NCAR)
Property owners affected by flood insurance or clients interested in purchasing flood insurance take particular note of this recent article:   The National Flood Insurance Program (NFIP) started Jan. 1 phasing out the rate subsidies for the majority of older properties.   The 2012 Biggert-Waters law (which extended the NFIP for 5 years) requires that subsidized rates increase in steps of 25% per year until the affected homeowners are paying  full costs for flood insurance.   This law was essential to ensure that … (0 comments)

the temple team: Oooooops! Don't Hide it THERE!!! - 02/25/13 11:31 AM

the temple team: 10 Tips to Consider when Purchasing a Home ... - 02/20/13 10:59 AM
1. Don't buy if you can't stay put.
When purchasing a home, plan on ideally staying in that particular location at least a few years to make the move more worthwhile financially.
2. Make sure your Credit is in order
Prior to your house hunting adventure, get copies of your credit report. Make sure the facts are correct, and fix any problems you discover.
3. Stay within your Realistic Price Range
The rule of thumb is that you can buy housing that runs about two-and-one-half times your annual salary. It's best to not be too strapped in case something crazy comes … (4 comments)

Sometimes you just need a little way to say "Atta Girl" either to yourself or to someone in your life.  Here are some things that cost almost nothing but may make a huge difference in your and some else's life today:

the temple team: Is Your Property Priced to Sell? - 02/18/13 04:12 AM
The National Association of Realtors (NAR®) and local market statistics have confirmed an interesting trend… Homes that have price reductions take 3x longer to sell, and average an 86% list price to sales price ratio. Let's look at it this way: INCORRECT LIST PRICE = LONGER MARKET TIME
Setting the price correctly is the key to selling your home.
It is critical that an agent prevent you, the seller, from circumventing the pricing process by jumping to a  bad pricing decision, thereby making the biggest and most costly mistake a seller can make. Because most … (2 comments)

Here's a handy list to help you decide when the best time for your "To Do's" ....
8 Weeks Before:
Sort through the contents of your closets, drawers, cupboards, attic and basement to weed out what you don't want or deem necessary to move to another house. the temple team: Silence is Golden! - 02/14/13 04:06 AM
This is very good advice and wisdom that she's shared. It's important to "Listen" and just not "hear" .... there really is a difference and it will set you apart from the competition and you'll be someone who genuinely cares.

Silence is golden when selling your house.
God gave us two ears and one mouth for a reason.  When we are selling a house, we must talk less, and listen more.
Negotiating is an art and to succeed, you must not only hear what is said, you must listen with the intent to understand and then create a WINNING strategy.  (Seek … (2 comments)

the temple team: Blogging pays... And pays... And pays... - 02/12/13 08:45 PM
"Blogging" is like the "Residual Income" to Social Media much like residual income is to Multi-Level  Marketing. It is leveraging the power of doing it once and having it pay you back over and over and over again!
Yes, blogging pays!  Even when you're not blogging, your old blog posts are still generating new consumer contacts and agent referrals.

the temple team: Opportunity!!! - 02/11/13 11:47 PM
Inventory Levels are very low. January in the Mooresville and Lake Norman  - Iredell County market for homes priced between $150,000-$350,000 reflect positive news.  Properties available for sale (or inventory) is down by 5.3% from the previous month and 30% since January 2011.   And the number of properties under contract waiting to close has increased by 74%.   Properties that sold has increased by a whopping 83.5% from same time 2011.

So why the decline in inventory?

Some reasons for low inventory are:
Sellers hesitant to sell: It’s estimated that 22% of homeowners owe more than their home is currently worth. Unless a life-changing … (2 comments)

Bang For The Buck Is Not Only In Kitchens And Baths ...

We all have known for awhile that kitchen and bath remodels are where it's at, right?    While kitchen and bathroom remodeling projects still provide high return on investment however, exterior projects have become some of the most valuable improvements.   Think about it ... when selling your home curb appeal matters! It's not only the manicured landscape or a clean front porch, that buyers are looking at. Curb appeal is the whole package! Windows, siding, and doors are all part of the first impression.   As … (1 comments)

If you think about how you can mail a letter from North Carolina to California and the cost is only $.46 that is incredible!
It's probably close to $500.00 or more to transport yourself that same distance and you can even navigate around yourself!
So the next time you hear someone fussing and complaining about the cost of postage I hope this puts it into perspective for you!
