      <title>The Catchword(s) of the Week is COMMON SENSE!</title>
      <description>As we head into the weekend, the Catchword(s) of the week is COMMON SENSE, which is defined one way by Merriam-Webster as "sound and prudent judgment based on a simple perception of the situation or facts."
We all know that common sense can be affected in real estate transactions that have become emotionally-charged between Buyer and Sellers (and their respective agents, attorneys, etc.) This fact was highlighted in a blog I read this week, where a Buyer (and his attorney) used the term "one night-stand" that was written into the contract to claim an interpretation as something other than one commonly known piece of bedroom furniture (refer to http://activerain.com/blogsview/3268286/did-your-agents-bad-grammar-cause-you-to-get-screwed-at-closing).
Remember that, as Agents, we need to remain emotionally detached enough to help our clients maintain common sense when they might otherwise be embroiled in an emotionally charged situation like a property closing. As a third party who is not emotionally, financially or otherwise attached to the specific property involved, we have an advantage that will help us maintain some common sense when the situation becomes emotionally charged. We need to tap into that advantage (or ask another team member) to help our clients navigate the emotionally-charged waters of closing.
To help us all with maintaining COMMON SENSE during a transaction, here are some thoughts to consider:Is the proposed decision a part of, or a product of, an emotionally-charged situation?
Before a decision is made, does it make sense to have a "cooling off period"?
Are you emotionally detached enough to help your emotionally-charged client maintain some common sense regarding the proposed decision? If not, is there someone you can call on who is emotionally detached enough to help you and your emotionally-charged client maintain some common sense regarding the proposed decision?
Use the above questions to trigger your thoughts for similar questions that are specifically applicable to your client's situation, and then use those thoughts to prompt you to remember to help your client maintain some COMMON SENSE in the emotionally-charged situation!That's all for now.

However, what most do not realize is that there are some basic principles to creating your videos that if followed will make them more popular to the search engines and increase your overall views exponentially.
At first I thought this was a theory until I recently did a video of my daughter and a new toy that she received for Christmas called a My Baby Alive.  This is one of the more strange toys she has ever received as it pees &amp;amp; poops.  I wanted to see if search engine optimization mattered or not, so I tested my theory on this video by doing a little keyword research and then implementing it into my video before uploading to YouTube.
Here's a quick tutorial on what I did:

      <title>7 Important Considerations Before Buying a Manhattan Condo or Co-op</title>

Thinking about buying a condo or co-op in New York City? Don't forget these 7 considerations before buying:
1. Understand the Ownership Difference Between a Condo and a Co-op: In Manhattan (and mostly everywhere else), the buyer of a condominium (“condo”) apartment is buying a bona fide (Latin for “good faith”; genuine) property; and that buyer’s ownership is evidenced with a deed of ownership designating the buyer as the owner.  The buyer pays the overall property mortgage, real estate taxes, maintenance and insurance, etc. By contrast, a cooperative (“co-op”) is owned by a corporate entity or coalition that divides the property into “shares”; each share is sold to a buyer and designates a particular portion of the property as being leased to the buyer (as a lessee) under a long-term proprietary lease.  As a lessee, the buyer pays a monthly or annual lease fee to the owning corporate entity; and as the owner, that owning corporate entity pays the overall property mortgage, real estate taxes, building maintenance, insurance and corporate employee salaries, etc.
2. Location, Location, Location! This consideration includes not only which specific location within Manhattan (i.e. for instance, do you want to live Upper East Side, on Central Park, in Midtown, in the Financial District, etc.) but also location within the condo/co-op building itself (i.e. do you want to live in a corner unit with more windows and less neighbors, facing the river, facing the city, etc.).
3. Amenities: Many Manhattan luxury condo/co-op apartment buildings offer significant amenities for residents, such as, for instance: 24/7 concierge, roof-top lounge area and/or fitness center and/or swimming pool, movie theatre, 5-star restaurant, valet parking, on-site laundry and dry cleaning, etc. Which amenities are “must-haves” for the buyer, and which amenities can the buyer do without?
4. Floor location: Likewise, depending on the location of the condo in Manhattan, does the buyer want to live on the Penthouse floor, just above the roof-line of nearby buildings, or on the first floor (if perhaps there is no elevator), etc.
5. H.O.A. fees: The buyer should be aware that Home Owner Association (H.O.A.) fees are commonly assessed monthly or annually for condo properties.  These H.O.A. fees are used to maintain the “common areas” of the condo property, such as, for instance: building and grounds appearance; pool; fitness center; trash pick-up; utilities such as electricity, water, cable, etc.
6. Rules and Regulations: The buyer should become aware of the rules and regulations that are specific to the condos / co-ops that are being considered for purchase.  Such rules and regulations will advise the buyer about such things as: outdoor furniture requirements; whether pets are allowed, and if so, which types of pets; barbecue grill requirements.
7. Construction &amp;amp; Renovations: When was the building constructed and/or renovated? Is the condition of the appliances, flooring, etc. acceptable for the buyer’s tastes?  Does the buyer want a move-in ready apartment, or does the buyer want an allowance to do his or her own upgrading? What incentives are offered with purchase (such as, for instance, new kitchen appliances, a painting allowance, or new carpeting, etc.)?That's all for now.

How? ~  Just Clean it Up!
LinkedIn and Google ~ Please Find Me!
Did you know that Google “likes” LinkedIn and favors it in the search engines?  Knowing that is nothing new to many of us. What many don’t know is that we can have a custom URL on LinkedIn. So what does that mean? And why is that important? &lt;img src="https://activerain.com/image_store/uploads/5/2/1/9/5/ar133544985059125.png" style="float: left;margin:10px;"&gt;
LinkedIn assigns us a URL with a bunch of numbers when we join, and it is just not pretty and doesn't help us to be found.  You can optimize your URL on LinkedIn by just changing it. Super simple and it looks more professional to those that see it. The best part is that Google Likes it!  I know that when there is a simple task that helps me with Google, I want to make sure that I’m using it for any added Google Juice!
So … how is it done?
~ Go to  Your “Public Profile Page”  on your LinkedIn Page
~ Scroll down to “Public Profile” section and then
~ Click “Edit” Next to the URL ... choose a new one. I just chose my name as that makes the most sense. &lt;img src="https://activerain.com/image_store/uploads/9/5/8/4/8/ar133544887684859.GIF" style="float: right;margin:14px;border: 2px solid black;"&gt;
Super Easy and now Google and LinkedIn sees me in a new way, making my name come up easier on the Google Searches… and isn’t that the goal?
Don’t forget that an “up to date” profile is super important. Info and photo needs to be current.
This is  good advice for any of the links we have.
Last but not least, check your buttons for the social media on your signatures once in a while. Sometimes they just stop working. I have found a few out there that just don't work.
Today is one day closer to being found on the internet.
