blog: 1119 Von Phister Sreet - Key West - Bank Owned - 05/11/09 02:23 AM
This foreclosure stuff is starting to get personal. Eight months ago a fellow Realtor got to help select my new neighbor by placing the house at 1119 Von Phister Street in the Casa Marina Area of Key West on the market. It is owned by a local Key West bank. You see I live right next door. The neighborhood is very nice and very quiet. There are no apartments or businesses nearby. Here are some photos of neighboring homes: CLICK, CLICK, CLICK, CLICK. Let me tell you about 1119 Von Phister Street and why I think it is a great buy. … (0 comments)

blog: Verry Interesting! - 05/10/09 06:43 AM
If you are old enough to remember Rowan & Martin's "Laugh In", you'll surely remember Arte Johnson's German Soldier character as he peered through bushes and chortled "Verry interesting!". I don't know that I am chortling, but I do think I just found some very interesting sales statistics for Key West real estate. Earlier this month I recapped the April 2009 sales figures. We have had a fairly remarkable sales week just in my office. And that got me to wondering what else is going on. This is what I found: There are seven single family homes sales "pending" in Key … (0 comments)

blog: 630 Elizabeth Street - Old Town - Key West - Bank Owned - 05/06/09 01:44 AM
630 Elizabeth Street is a big old house located at the very top of Solares Hill. The black and white photo above has a little ^ showing the location of the house and its commanding location and view to the east and south. What you can't see in the photo is the topography. Windsor Lane drops off to a right angle and slopes gently toward the Key West cemetery two blocks to the east. This is important for those worried about flooding. It doesn't flood. It won't flood. If it did flood, the entire island of Key West would be under … (0 comments)

blog: 1015 Eaton Street - Old Town - Key West - Eyebrow House - Short Sale - 05/04/09 04:13 AM
So you have been coming to Key West for years and dream of "someday" moving here. You imagine what it would be like to get up in the morning and have coffee out by the pool under the palm trees listening to the birds cheep while you watch the butterflies flitter and the geckos dither. Maybe you love going over to the Green Parrot or down to Sloppy's and getting a little crazy and think to yourself, I could do that all the time. Or perhaps you dream of being able to do something adventurous like parasailing, snorkeling, biking, or canoing … (0 comments)

blog: April Sales Recap for Key West - 05/01/09 01:40 AM
It's that time of the month again: time to report on what happened in Key West real estate sales for the prior month. I think I am a pretty optimistic person. I'm old enough and seen enough not to get too rattled by the Swine Flu Scare and the Chrysler Bankruptcy. I know thousands won't die of the flu and that Chrysler will emerge from bankruptcy and continue to manufacture Jeeps and convertibles. That is why I am not frightened by the seemingly sad numbers for the month of April 2009 as compared to prior years. There were 11 single family … (0 comments)

The End is Near! At least it is for the small eyebrow house at 405 Frances Street in Old Town Key West. CLICK HERE to see the particulars on this old house. The house on Frances Street is quite similar to many other Old Town homes that have been lived in by generations of Key West residents. A few houses in similar condition are still available for … (1 comments)

blog: Big Bad George - 04/23/09 04:13 AM
I'm not going after the former President! Last week I urged my readers to quit their jobs, move to Key West, and become an "I used to be" by purchasing a great little property at 811 Fleming Street (CLICK HERE). That property went under contract on Wednesday, so you are outta luck on that one. But, fear not, there is another opportunity awaiting some sharpie with an athletic background, or a resauranteur, or maybe just someone with a good business acumen. I'm talking about the new listing at 19269 Bad George Road on Sugarloaf Key. CLICK HERE. This is a Preferred … (0 comments)

Style. Grace. Warmth. Whimsy. Charm. Together they add up to quite a package when you are talking about a person or a house. The new listing at 1108 Fleming Street has just about everything a discerning buyer could want. This is how the listing Realtor describes 1108 Fleming Street: "Beautifully appointed historic home on one of the most prestigious streets in Old Town Key … (0 comments)

blog: Quit Your Job, Move to Key West, and Become an "I Used to Be" - 04/15/09 12:58 AM
I sometimes tell people that I used to an attorney. Sometimes I tell them I used to do commercial loan workouts for banks. And sometimes I tell them I used to work for the Resolution Trust Corporation - the former government agency that got us through the last financial crisis. Last week the owner of my gym, Sam, and I were talking about some locals and he referred to them as "I used to Be's." "What?" I asked. He said just about everybody that moves to Key West "used to be" something more important where they came from. They came to … (0 comments)

blog: 730 Fleming Street- Old Town - Key West - 04/13/09 01:35 AM
If you read my blog regularly you know I'm really fond of William Street and Fleming Street. Well, the house at 730 Fleming Street CLICK HERE sits at the axis of both streets. So it enjoys a really great Old Town location just right for being close to everything. The front porch is also a great site to sit and watch the world go by. CLICK HERE to see a photo of the house from the 1970's. Hasn't changed. That's the beauty of old houses in Key West. The property at 730 Fleming Street is currently listed for sale at the … (0 comments)

blog: Going Up? - 04/08/09 01:19 AM
If you are among the potential buyers who have learned to search the real Key West Association of Realtors mls website (CLICK HERE), you may have noticed that a few properties have recently had price increases. That is not a typo. Price increases. Take 623 Fleming Street as a case in point. I wrote about 623 Fleming in January when it was just listed for sale at the then asking price of $895,000. Everything I said about it then still holds true. Except the price. Now it is priced at $975,000 or $554 per square foot. And since I'm incredibly lazy, … (1 comments)

blog: Good News on the Home Front - Key West - 04/04/09 01:17 AM
Kudos to two fellow Realtors - Doug Mayberry and Bob Cardenas. Doug listed the big manse at 708 Eaton Street (next door to the former Calvin Klein House) for $2,675,000 and Bob produced the buyer that purchased the house on Friday for $2.4 million. CLICK HERE to see what the fuss is all about. Congratulations to both of you. I used to own and live at 511 Eaton Street when it was known as Eaton Lodge. I sold it in 1995 but I know what the street sounds like during the day and at night. My place was about 125 feet … (0 comments)

San Francisco isn't the only place with Chic Chicks, Painted Ladies that is. Key West has its own Painted Ladies. blog: March 2009 Key West Real Estate Sales Report - 04/01/09 03:30 AM
There were a total of 18 single family home sales in Key West between March 1st through March 31st. Six of those sales were short sales and one was bank owned. Old Town had seven of those single family home sales. The average price per square foot in Old Town was $484. In 2008 there were six single family sales in Old Town and the price per square foot then was $583. Not a good trend, if it is a trend. None of the single family home sales in March 2009 would be considered a major Key West home. I wrote … (0 comments)
