gary thomas: What Are You Doing the Rest of Your Life? Will You Spend "It" in Key West? - 07/24/09 03:52 AM
When I found the photo above of a ship coming into Key West I was reminded of one of my very favorite songs ever, Michel Legrand's "What Are You Doing the Rest of Your Life?". Of course the lyrics deal with one's desire to spend the rest of his or her life with that special someone. But if you think about the lyrics and add in how to spend the rest of your days, that melody may evoke that yearning that so many returning visitors to Key West have: to spend the rest of their lives in Key West. We have … (0 comments)

gary thomas: 922 Thomas Street - Bahama Village - Key West - 07/23/09 02:29 AM

There is some new vinyl siding on the outside and a few windows have been replaced. But not all of the windows match, and though the house is perfectly usable as is, … (0 comments)

gary thomas: 3632 Sunrise Drive - Key West, Florida - 07/16/09 07:42 AM
I moved to Key West a couple of days before Christmas in 1993. I had been here many times on vacation but usually hung out around familiar Old Town locations. I got invited a party at a fancy Casa Marina estate on my first visit, but that was my one and only foray outside of Old Town. A few days after Christmas I made my first visit to one of the homes on the Riviera Canal. The house was on the Old Island Restoration Foundation annual Christmas House Tour. I had to use a map to find the place. I got … (0 comments)

gary thomas: 809 Sawyer Alley - Old Town - Key West - 07/15/09 04:20 AM
I learned something new this morning. I have been mistakenly calling 809 Sawyer Alley "809 Sawyer Lane". I checked the Monroe County Property Appraiser's website CLICK HERE to find out the details on this house and that is when I learned the correct name. There is no street sign to advise what the name is. The Property Appraiser's records show the house sits on a nice 50' x 53'(2650 sq ft)lot. The three bedroom three bath house has 1650 sq ft of living space on two floors and was built in 1919. The listing Realtor describes 809 Sawyer Alley (Lane) this … (0 comments)

gary thomas: 726-728 United Street - Bank Owned - Key West - 07/09/09 04:57 AM
BANK OWNED! Sometimes good properties get foreclosed on because the owner does not have the time or money to complete a project. The owner gets caught behind the proverbial eight ball. A foreclosure gets started and the owner can't raise enough money to complete the job. A potentially good project becomes a bank owned reo asset. It happens all the time. In a rising market like we had in Key West a few years ago, renovation projects were working because there was a continual flood of people that wanted to buy a second home or a condo in Key West. So … (1 comments)

gary thomas: 917 Southard Street - Old Town - Key West - 07/07/09 12:18 AM
Potential home buyers in Key West fantasize about what their lives in Key West will be like once they move here. Some buyers have big dreams of owning a grand old home in Old Town. Others are satisfied with owning a cute little Conch Cottage on a quiet little lane. Some buyers may dream about the ocean for fishing, diving, swimming, or tanning on the beach. Some buyers may relish in the thought of no more sidewalks to shovel, icestorms to cope with, or horrendous heating bills. Others look forward to being able to live outdoors just about every day of the … (0 comments)

gary thomas: 1124 Eaton Street - Old Town - Key West - Bank Owned - 07/06/09 05:12 AM
Say all the bad things you want about Eaton Street being a bad location. I can hear the chorus getting ready to sing. Throw in that 1124 Eaton Street is BANK OWNED and is about as much "undone" as it is "done", and you have a really bad deal. Except all of those negatives are already priced into the asking price of 1124 Eaton Street. It is offered at only $156,420 or $121 per sq ft. 1124 Eaton Street is located one house to the west of the corners of White and Eaton Streets. That has got to be one of … (1 comments)

gary thomas: "What door's will open for you?" - 07/03/09 09:39 PM
I host my pics for this blog on FLICKR. Sometimes I go there to borrow pics of Key West that help showcase this beautiful island I call home. A couple of days ago I saw a really sweet pic of a typical Key West home with a caption that read "What door's will open for you?" And then underneath the photographer added "I'll dream that one day a house in Key West has a door for me!" CLICK HERE to see her little dream home. When buyers call me (they do) and when buyers send me an e-mail (they do), I … (0 comments)

gary thomas: June 2009 - Key West - Real Estate Sales - 07/02/09 05:42 AM
A little over a year ago there were just about 1000 active real estate listings in Key West. The number of active listings reflected an over-supply of available properties. Few new properties have been built during the past year. Month by month the number of active listings has been trimmed due to sales of existing properties. There are now 833. Key West had 23 single family homes sales in June 2009. CLICK HERE to see all the houses that sold in June. Three of those sales were listed as "short sales" and seven were bank owned properties. There is such a … (0 comments)

gary thomas: Going "Realtor" - 06/27/09 12:51 AM
We are all familiar with the slang term "Going Postal". It originally referred to postal employees that suddenly exploded with workplace rage and committed horrible acts of violence. But it evolved into a description of ever more common sudden, extreme, and uncontrollable acts of rage and violence towards people in the workplace and to fits of rage inside or outside the workplace. Please understand I am not making light of the awful deaths and personal tragedies that have become a part of the term "going postal". But I am concerned that there is so much distrust of Realtors, bankers, mortgage companies, … (0 comments)

gary thomas: 710 Chapman Lane - Old Town - Key West - 06/26/09 01:49 AM
Think quick. Be prepared to act quicker. This property is so cute, so well done, and so affordably priced it likely will be under contract within a couple of days. The new listing (but not mine) at 710 Chapman Lane in the Bahama Village section of Old Town Key West was just listed at the incredible price of only $400,000 or $333 per sq ft. gary thomas: 1209 Olivia Street- SOLD - Short Sale that Happened - 06/25/09 05:35 AM
I probably showed 1209 Olivia Street to just about as many people as the listing Realtor. I think the property was a real bargain at the asking price of $610,000. It sold and closed this week at an even better price of $590,000. That is $387 per sq ft for very nice 2 bed, 2 bath house, "recently updated", with a pool and guest cottage, off street parking, located in a very good neighborhood, in Old Town Key West. CLICK HERE to see the details. Getting a short sale actually accomplished can be very time consuming and bothersome to everybody involved. … (0 comments)

gary thomas: Bank Owned in Key West - My Thoughts - 06/24/09 07:05 AM
I'll probably get yelled at for writing this, but I don't care. I'm as mad as hell and I'm not going to take this anymore! Well, maybe that is a bit of an overstatement. I do want to share my thoughts about local banks in Key West and how they are selling bank foreclosures. I'm not singling any one locally owned bank (local as to South Florida) because they all do pretty much the same thing. Banks sponsor different events in the community to build up good will. Both lenders and operational employees in banks are members in all kinds of … (0 comments)

gary thomas: 3 Casa Roma Lane - Bank Owned - Key West - 06/21/09 02:55 AM
3 Casa Roma Lane needs a buyer. It is Bank Owned and priced to sell at only $299,000 or 206 per sq ft. It is a condo, but it is only one of three in the condo association. It is located on the far eastern edge of Key West just off A1A as you enter the Island of Key West. And it has some issues. Those facts are a prescription for a possible deal. This is how the listing Realtor describes 3 Casa Roma Lane: "Private pool and courtyard! Ground floor unit in 3 unit condo located near the water at … (0 comments)

gary thomas: 1216 White Street - Bank Owned - Key West - 06/19/09 03:56 AM
Good news for those of you who looked at 1216 White Street but lost out on the bidding war. This Bank Owned property is back on the market. I've shown this house several times. I think this property could make a great project for someone who doesn't mind spending some time and money turning this place into a little gem. Here's why: I am assuming the prior owner did the upgrades or improvements that exist on the house. Work was started. But then it stopped. The improvements are not complete. The kitchen needs to be replaced and the floors need to … (1 comments)
