Let's put it this way....it doesn't matter whether the home is listed at $90,000 or $400,000, if your home is clean, updated and priced right, it is gone within a week or less.  Sometimes selling in the first hours on the market to the first buyer that scheduled a showing with their agent.

I am thankful for hats, mittens, and warm winter coats.  In the last week, we have received over 12+ inches of the white stuff here in Iowa.  And with the wind chill, we are well below zero for the next few days.  Although the sun was out on Wednesday, that wind.....brrrrrr.  Thank goodness for hats!  I would rather have flattened hair than frozen ears!

It is not the first time that I have thought about this.  I am not in the practice of performing dual agency, even though it is allowed in Iowa.  In fact, I have sold over 200 homes in the last 15 years and I have only acted as a dual agent less than ten times!  
Since I rarely host open houses on my own listings, I have been able to avoid putting myself in a dual agent position.  For those of you that might not understand what a dual agent is and how it works.....here is your crash course!

As a followup to my post earlier this week regarding property disclosures, I got to thinking about the handful of transactions that turned south once the buyer realized that the seller had been less than forthcoming about the condition of the property.

Buyer question: I called to see a home and was told that the seller is accepting backup offers.  What does this mean?
 
 
There are several reasons that a seller may be willing to continue to show their home after an offer is accepted.

In the home buyer consultation, I talk to buyers about my role in our "partnership".  My role is point out all the little stuff.  The flaws in the house, the quality of the remodel, the location, the way that they want to live in the house, etc.  I am the proverbial "mom" that is showing them all the negative things that they shouldn't overlook in the process of making a decision.  If the house survives after they know the good, bad and ugly...I didn't sink it.

As a listing agent, I have learned and stumbled along the way when it comes to discussing showing expectations with my sellers.  What is a normal for me as a buyer's agent is not everyone's normal procedure, even in the same market.
 
Ultimately, the homeowner hired the listing broker to keep their home safe.  The responsibility falls directly on the listing agent.  So I let my sellers know ahead of time the following:
 
1.  The buyer's agent may or may not leave a business card. (depending on the market)

Every day, I spend some time looking at the "hot sheets" on the MLS.  They will show me at a glance the properties that have:
 
An accepted contract
Have closed/sold
Have canceled their listing with the current agent
Have withdrawn their listing from the market
Or have expired.
 
And most of the time, especially on the expired listings, I can see the reason why they failed at selling the first go around.

In negotiating an offer with a first time homebuyer today, the seller countered back at a higher than expected price.  This prompted my buyer to ask the question:  At what point does it make more sense to buy new construction instead?
