There are a few schools of thought on this one.  Ultimately, it is the seller's decision on whether or not to disclose to all potential buyers that there is an offer on your home. And whether you should accept the first offer depends on your time on the market and whether the offer is perfect for your situation. Here is the scenario that led to this post:

Let me back up a second...in case you don't know what I mean, which means that you have not experienced online dating...you would want a buyer to "swipe right" to get to know you better.  After all, just like the dating apps, your home is judged within seconds within the first few pictures.  If the first 5 photos don't show your wow factor, the buyer has already "swiped left" and is on to the next house.

How many of us actually know our neighbors names?  What about their phone numbers?  I bet we might know their children or their pets' names.  Why should we get to know our neighbors?  When you are sellling your home, it can make it a lot easier on you.  Especially if you are already moved into a new home and the house is vacant.

Is there an automatic cutoff date for the housing market in your area?  I received an email yesterday from a seller that was asking if it was worth it for them to consider listing their home now, prior to Thanksgiving or waiting until the spring.
 
In the Cedar Rapids area, there is definitely fewer buyers in the market to purchase at this time of the year.  But there is also a lot less competition too.  In the spring, there is more of both buyers and competing listings.

We all have had to prepare for it.  It is looming, inevitable.  The house has been on the market for 30 days or more and there is just no activity.  You remember that your agent talked about this at the listing appointment....that in 30 days, you would need to sit down and have THAT conversation.

Seriously, how many times do we as REALTORS, wave the white surrender flag with our hands to the sky and say "don't shoot the messenger"!

 
Today was one of those days....giving a seller objective feedback can be difficult at times to say the least.  Many buyers' agents simply don't give feedback....unless it is an offer!  Which is of course the best kind!  More times than not, we are simply calling and chasing our tails only to hear that the buyer had no specific reason, they just liked another listing better.
