Sellers: Showings Can be Risky Business!
 
As a listing agent, I have learned and stumbled along the way when it comes to discussing showing expectations with my sellers.  What is a normal for me as a buyer's agent is not everyone's normal procedure, even in the same market.
 
Ultimately, the homeowner hired the listing broker to keep their home safe.  The responsibility falls directly on the listing agent.  So I let my sellers know ahead of time the following:
 
1.  The buyer's agent may or may not leave a business card. (depending on the market)

I think that as a profession, we can tend to not explain the "whys" of our business practices. So I would like to talk about why I cannot just show you the property that you are sitting in front of right this minute.

At the listing consultation, there are many things that I discuss with my sellers.  The most important of which is the importance of being on time.
 
Being "on time" to a seller means that they are out of the house with lights on and show ready 15 minutes prior to the requested viewing window and they do not come back until at least 15 minutes after the time window.
