crs: Mill Valley Real Estate Report (June 2013 Home Sales) | Pacific Union - 06/19/13 02:42 AM
Mill Valley Real Estate Report (June 2013 Home Sales Update) | Pacific Union. The Mill Valley, CA real estate market is reaching heights not seen for years (5 years, to be exact) with 43 single family home sales in May 2013. These properties sold for an average price of about $1.4 million and averaged 2,186 sq. ft. (or about $649 per sq. ft.). If you arecomparing these numbers to past market updates, you will quickly note the spike in sales prices and price per foot. crs: What You Need to Know | Marin County Real Estate -- March 2013 - 03/27/13 05:19 AM
The velocity in the market is incredible. Even with limited supply, volume continues to approach record levels. With a few exceptions, appraisers that are close to the local markets are finding comparable sales to support purchase prices significantly over asking price.

Make sure, Buyers, that you understand it is always better setting the new comparable sales in a neighborhood vs. reacting to them a month later. This is the exact opposite phenomenon we experienced in the 2009 – 2011 market where we were giving Sellers the same advice in a depreciating market.

crs: Pacific Union International | Novato Real Estate Market Update (October 2011 Novato Home Sales Report) - 11/08/11 10:56 AM
Much like August 2011, Novato, CA home sales continued to surpass expectations in September 2011, which is traditionally a very slow month for closings in Marin County. Indeed, buyers continue to move very quickly on well-priced and/or unique real estate opportunities. The average sales price of Novato homes has swung wildly this year from month to month. For example, the average sale price in June was $626K. In September it was $530K. September’s trades averaged 117 days on market, were about 1,870 sq. ft., and averaged roughly $258 sq. ft. Novato’s  absorption rate (e.g., number of months’ inventory of homes for sale based on last … (0 comments)

crs: Marin County (San Francisco Bay Area) Real Estate April / May 2011 (Pacific Union International Realtors - 05/09/11 08:32 AM
Despite formidable world events over the past few months, the roiling volatility of the equity markets (although things seem to have settled of late), and increased gas prices, the first quarter of 2011 experienced positive trends in many San Francisco Bay Area real estate markets. Properties selling below $1 million, which are over 70% of the closings in the six counties served by Pacific Union International, are experiencing modest to very favorable increases in units sold. In many markets we are enjoying units sold up nearly double the closings in the marketplace from Q1 2009. A refreshing trend which we feel … (0 comments)

crs: Mill Valley Real Estate Report (Pacific Union April/May 2011 Home Sales Update) - 05/05/11 11:17 AM
March and April 2011 home sales in Mill Valley increased dramatically over the prior three months — we had 27 trades in March and 19 in April (up from 13 in January!). These properties sold for an average price of $1.265 million and averaged 2,369 sq. ft. (or about $542 per sq. ft.).  Pricing remains the key ingredient determining buyer interest. Buyers insist on apparent and undeniable value. If they don’t see it in a property, they are willing to wait it out. Now, more than ever, is the time for sellers to be very careful about who they have negotiating … (0 comments)

crs: Pacific Union San Rafael, CA Real Estate Update (March 2011 Home Sales Report) - 03/18/11 07:38 AM
San Rafael, CA's February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong - 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction - for example, of the 22 homes which sold last month, 16 were priced under $800,000, although … (0 comments)

Febuary 2011 resulted in excellent home sales numbers for Novato (34 homes sold in February, compared with 22 trades in January). It appears that this momentum is carrying into March as buyers act quickly on well-priced and/or unique opportunities. The average sales price of Novato homes in Febuary 2011 was $534K. These homes averaged 156 days on market, were about 2,092 sq. ft., and averaged roughly $267 sq. ft. Novato's  absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) is an astonishingly low 3.35 months' worth of available inventory overall (114 single family … (0 comments)

crs: Mill Valley Real Estate Report (Pacific Union February 2011 Home Sales) - 02/16/11 10:25 AM

January 2011 home sales in Mill Valley slipped to a mere 13. These trades sold for an average price of $1.125 million and averaged 2,356 sq. ft. (or about $504 per sq. ft.).  The end of 2010 and first month of 2011 reflected a heightened sense of security from buyers of homes in the bread-and-butter Mill Valley price range of $1 million to $1.5 million. We had 7 such sales. The number of listings actively on the market in the MLS a very low 67 — most sellers took their homes off the market as Winter set in and many … (0 comments)

crs: Marin County, CA Luxury Home Sales (January 2011 | Pacific Union International) - 01/04/11 09:14 AM
With 6 trades in December 2010, the luxury property real estate market in Marin County (properties and estates over $2 million) experienced one of its slowest months. This, despite the fact most economists and consumers feel that that the overall economic and housing environments are improving. Indeed, for real buyers there are extraordinary opportunities available right now. Pricing in the marketplace (especially for homes that have remained on the market through the Winter months) is softer than ever and “value” is evident in the luxury segment. In line with normal seasonal adjustments, the inventory of luxury homes for sale is very … (0 comments)

crs: Novato CA Real Estate Update (January 2011 Homes For Sale) - 01/03/11 08:33 AM

Happy New Year! As I write this real estate report, the stock market is at its highest level since the 2008 meltdown began and up 125 points on the first day of trading in 2011 and the headline on CNN Money is “A Hiring Boom in 2011. Really.” Despite historically low interest rates and overall affordability at its best levels recorded, the overall Marin market was down in terms of sales numbers in 2010. Yet, in December 2010, the Novato, California real estate market continued to show very real strength across all price bands, except for homes priced above $1.5 … (0 comments)

crs: Marin County, CA. Real Estate Update — October 2010 - 11/03/10 03:59 AM
Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.
Possibly the most interesting phenomenon is this modest price appreciation (2% per annum) occurring in a market of significantly lower units closed.  The number of homes sold in third quarter ‘10 under $1 million fell -16% from the same period a year ago. The number of homes sold … (0 comments)

crs: San Rafael CA Real Estate Market Report (October 2010 Home Sales Update) - 10/27/10 06:13 AM
San Rafael, California real estate sales in September 2010:  28 trades (up 3 from August). The entry level price band (under $600K) remains relatively strong - 26 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 21 of homes in escrow. The inventory for single family homes for sale has decreased a bit this month as inventory is absorbed and very few homes come to market this time of year. There are currently 192 homes active on the MLS.
Of the 28 homes sold … (0 comments)

crs: Tiburon & Belvedere Real Estate (September 2010 Home Sales) - 09/30/10 06:41 AM
Tiburon and Belvedere home sales remained steady in August 2010 with nine sales - all in Tiburon. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers - the median price of homes for sale is down 7% and the median price of homes sold is up 4%. Also of interest is the fact that there are 6 homes currently available in Belvedere below $2 million (I don't recall this number of "affordable" … (1 comments)
