Much like August 2011, Novato, CA home sales continued to surpass expectations in September 2011, which is traditionally a very slow month for closings in Marin County. Indeed, buyers continue to move very quickly on well-priced and/or unique real estate opportunities. The average sales price of Novato homes has swung wildly this year from month to month. For example, the average sale price in June was $626K. In September it was $530K. September’s trades averaged 117 days on market, were about 1,870 sq. ft., and averaged roughly $258 sq. ft. San Rafael, CA’s February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong — 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. A suprising uptick in sales occurred last month (January 2011) in San Rafael - we had 32 homes sell compared with 26 in December. The entry level price band (under $600K) remains strong - 26 of these homes are currently in escrow. January 2011 was another good month for Novato home sales (we had 22 trades). Typically, January sales are quite low as people focus on the Holidays during December. The average sales price of Novato homes in January 2011 was $525K. These homes averaged 100 days on market, were about 2,051 sq. ft., and averaged roughly $267 sq. ft. Novato's  absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) sits at just under 5 months' worth of available inventory overall (104 single family homes are currently for sale in Novato). During December 2010, Tiburon and Belvedere experienced twelve home sales. Interestingly, all but 1 of Tiburon's 7 sales were properties below $2 million. Below are the percentages of homes in escrow in each of the major price bands:
24% of homes priced under $2 million; 17% of homes between $2 million and $3 million; 13% of homes between $3 million and $5 million; 0% of homes over $5 million. Tiburon and Belvedere homes that sold in December 2010 exhibited the following characteristics:

As I write this real estate report, the stock market is at its highest level since the 2008 meltdown began and up 125 points on the first day of trading in 2011 and the headline on CNN Money is “A Hiring Boom in 2011. December 2010 home sales in Mill Valley totaled 20. These trades sold for an average price of $1,149,219 and averaged 2,364 sq. ft. (or about $491 per sq. ft.).  The end of 2010 saw a heightened sense of security from buyers of homes in the bread-and-butter Mill Valley price range of $1.5 million to $2 million. We had 6 such sales and another 5 between $1 million and $1.5 million. Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.

The entry level price band (under $600K) remains relatively strong - 26 of these homes are currently in escrow. The inventory for single family homes for sale has decreased a bit this month as inventory is absorbed and very few homes come to market this time of year. San Rafael, California real estate sales remained strong in May 2010. We had 41 trades (compared to 44 in April). The entry level price band (under $600K) remains very hot — over half of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains tepid with 27% of homes in escrow. The inventory for single family homes for sale increased this month to 189 homes. Increased supply is typical this time of year as many of the overpriced homes from early in the year remain on the market and new listings are added.

The unabated Novato, California real estate market remains firm in all price points. In May 2010, we had 38 sales (over 60% higher than April). The average sales price of Novato homes in May 2010 again rose by about 3% to to $677,105. These homes averaged 98 days on market, were about 2,277 sq. ft., and averaged roughly $308 sq. ft.
Novato’s price per square foot has hovered between 3-5% of $300 for a year now — in my mind, we are seeing the gradual recomposition of the market in the era of the “New Normal.” Prices are holding steady. This is good … (0 comments)

We at Pacific Union International in Marin County, California continue to feel as though the 2010 real estate market is vastly different from that of 2009. Year over year prices seem to have leveled in most price segments and locations within Marin — some areas have even seen prices increase (albeit nominally). Countywide supply and demand figures suggest an improving real estate environment. Supply is up 7%. But the number of sales of 3 bedroom, 2 bath homes with at least 1,500 square feet and priced under $1 million,  are up an incredible 191% from April 2009.
