homes: Novato Real Estate Market Update (June 2013 Novato Home Sales Report) - 06/18/13 01:04 AM
Pacific Union International | Novato Real Estate Market Update (June 2013 Novato Home Sales Report). A reporter from a large national newspaper asked me to characterize Novato, California’s real estate market last week and I told him that the sales figures in May were simply unbelievable and that is was by far the best month in the best year we have seen since 2005. Indeed, while a whisper of doubt may have permeated past market reports, none remains now — real estate is back.  Ongoing suppressed inventory continues to drive prices seemingly straight up. That, coupled with still low interest rates and … (0 comments)

homes: What You Need to Know | Marin County Real Estate -- March 2013 - 03/27/13 05:19 AM
The velocity in the market is incredible. Even with limited supply, volume continues to approach record levels. With a few exceptions, appraisers that are close to the local markets are finding comparable sales to support purchase prices significantly over asking price.

Make sure, Buyers, that you understand it is always better setting the new comparable sales in a neighborhood vs. reacting to them a month later. This is the exact opposite phenomenon we experienced in the 2009 – 2011 market where we were giving Sellers the same advice in a depreciating market.

homes: Pacific Union International | Novato Real Estate Market Update (October 2011 Novato Home Sales Report) - 11/08/11 10:56 AM
Much like August 2011, Novato, CA home sales continued to surpass expectations in September 2011, which is traditionally a very slow month for closings in Marin County. Indeed, buyers continue to move very quickly on well-priced and/or unique real estate opportunities. The average sales price of Novato homes has swung wildly this year from month to month. For example, the average sale price in June was $626K. In September it was $530K. September’s trades averaged 117 days on market, were about 1,870 sq. ft., and averaged roughly $258 sq. ft. Novato’s  absorption rate (e.g., number of months’ inventory of homes for sale based on last … (0 comments)

homes: Pacific Union San Rafael, CA Real Estate Update (March 2011 Home Sales Report) - 03/18/11 07:38 AM
San Rafael, CA's February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong - 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction - for example, of the 22 homes which sold last month, 16 were priced under $800,000, although … (0 comments)

Febuary 2011 resulted in excellent home sales numbers for Novato (34 homes sold in February, compared with 22 trades in January). It appears that this momentum is carrying into March as buyers act quickly on well-priced and/or unique opportunities. The average sales price of Novato homes in Febuary 2011 was $534K. These homes averaged 156 days on market, were about 2,092 sq. ft., and averaged roughly $267 sq. ft. Novato's  absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) is an astonishingly low 3.35 months' worth of available inventory overall (114 single family … (0 comments)

We had 7 such sales. The number of listings actively on the market in the MLS a very low 67 — most sellers took their homes off the market as Winter set in and many … (0 comments)

homes: Novato Real Estate Market Update (February 2011 Novato Home Sales Report) - 02/11/11 06:21 AM
January 2011 was another good month for Novato home sales (we had 22 trades). Typically, January sales are quite low as people focus on the Holidays during December. The average sales price of Novato homes in January 2011 was $525K. These homes averaged 100 days on market, were about 2,051 sq. ft., and averaged roughly $267 sq. ft. Novato's  absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) sits at just under 5 months' worth of available inventory overall (104 single family homes are currently for sale in Novato). This is a low number. … (0 comments)

homes: Novato CA Real Estate Update (January 2011 Homes For Sale) - 01/03/11 08:33 AM

Happy New Year! As I write this real estate report, the stock market is at its highest level since the 2008 meltdown began and up 125 points on the first day of trading in 2011 and the headline on CNN Money is “A Hiring Boom in 2011. Really.” Despite historically low interest rates and overall affordability at its best levels recorded, the overall Marin market was down in terms of sales numbers in 2010. Yet, in December 2010, the Novato, California real estate market continued to show very real strength across all price bands, except for homes priced above $1.5 … (0 comments)

homes: Marin County, CA. Real Estate Update — October 2010 - 11/03/10 03:59 AM
Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.
Possibly the most interesting phenomenon is this modest price appreciation (2% per annum) occurring in a market of significantly lower units closed.  The number of homes sold in third quarter ‘10 under $1 million fell -16% from the same period a year ago. The number of homes sold … (0 comments)

homes: Pacific Union Novato Real Estate Market Update (October 2010) - 10/27/10 06:17 AM
As we settle into Autumn, Novato's real estate market remains the model of consistency. While buyers continue to question pricing in Southern Marin and cite uncertainty as their primary concern, many are shifting their focus and stepping forward into the Novato market, confident that prices have leveled. For example, in the primary move up market (consisting of homes priced between $800,000 and $1 million, with at least 2,500 square feet and 4 beds and 3 baths) prices are UP 3% over last year. Moreover, Novato's price per square foot has hovered within 3% of $310 for several months now. Also, prices … (0 comments)

Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 21 of homes in escrow. The inventory for single family homes for sale has decreased a bit this month as inventory is absorbed and very few homes come to market this time of year. There are currently 192 homes active on the MLS.

homes: Tiburon / Belvedere (August 2010 Home Sales Update) — Pacific Union International - 09/11/10 12:29 PM
In line with annual trends, Tiburon and Belvedere home sales slipped  in July 2010 — we had just nine sales compared with 13 in July. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers — the median price of homes for sale is down 7% and the median price of homes sold is up 4%.

As asking prices dip and sales prices rise, we are also seeing … (0 comments)

homes: Pacific Union Real Estate Mill Valley Report (July 2010 Home Sales Update) - 08/31/10 02:48 PM
The number of homes sold in the Mill Valley, California real estate market rose once again and Mill Valley's touchstone price band ($1 million to $2 million) posted another solid month. For the most part,  buyers now speak confidently about our market as it is truly a unique time in history to buy discounted homes with virtually free money.
Nonetheless, recent national media coverage has focussed on the slowdown in the number of sales nationwide, giving some buyers pause. But, Mill Valley is not Detroit or Las Vegas. The first time home buyer tax credit never impacted Mill Valley in a significant … (1 comments)
