Much like August 2011, Novato, CA home sales continued to surpass expectations in September 2011, which is traditionally a very slow month for closings in Marin County. Indeed, buyers continue to move very quickly on well-priced and/or unique real estate opportunities. The average sales price of Novato homes has swung wildly this year from month to month. For example, the average sale price in June was $626K. In September it was $530K. September’s trades averaged 117 days on market, were about 1,870 sq. ft., and averaged roughly $258 sq. ft. San Rafael, CA’s February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong — 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.

San Rafael, California real estate sales in September 2010:  28 trades (up 3 from August). The entry level price band (under $600K) remains relatively strong - 26 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 21 of homes in escrow. The inventory for single family homes for sale has decreased a bit this month as inventory is absorbed and very few homes come to market this time of year. Despite record low temperatures in Marin the Summer, the Novato, California real estate market has not cooled. We again had 33 trades last month and average sales prices and average price per square foot figures remained nearly unchanged from the past three months. The average sales price of Novato homes in July 2010 was $686,519. These homes averaged 105 days on market, were about 2,315 sq. ft., and averaged $312 per square foot. Homes in The Landing at Hamilton, Pointe Marin, Country Club, Rush Creek, and Bel Marin Keys generated the most calls and showings this past month.

Year over year prices seem to have leveled in many price segments and locations within Marin — some areas have even seen prices increase (albeit nominally). Countywide supply and demand figures suggest an improving real estate environment.
Supply is up 12% from last year and sales of entry level (3 bedroom, 2 bath homes with at least 1,500 square feet and priced under $1 million) are up a modest 10% from May 2009. Recent news reports in the local media have noted increased median prices, but that reflects the fact that luxury homes are selling once again after a lackluster 2009.

Novato’s new $4.5 million Hamilton Pool will open Saturday through Monday, Memorial Day, with the following schedule: public swim from 11 a.m. to 7 p.m.; activity pool from 10 a.m. to 7 p.m.; lap swim from 8 a.m. to 11 a.m.
The new pool has what city officials say is “an exciting new water play structure with a slide and lots of water spray.” A shallow pool that gradually reaches a depth of 18 inches was built for tots and children and is equipped with “a fun spray tunnel that even a toddler can enjoy,” said a city statement.

While still in the planning stages, the SMART train rail system will allow residents of Hamilton Field, Novato the option of riding the train to the Larkspur Ferry Terminal for the commute to San Francisco. This is in addition to Golden Gate Transit busses.
Preliminary designs and some artist's renderings of the commute rail stations have been posted on the Sonoma-Marin Area Rail Transit agency Internet site. The SMART website is www.sonomamarintrain.org.
