marin: Pacific Union International | Novato Real Estate Market Update (October 2011 Novato Home Sales Report) - 11/08/11 10:56 AM
Much like August 2011, Novato, CA home sales continued to surpass expectations in September 2011, which is traditionally a very slow month for closings in Marin County. Indeed, buyers continue to move very quickly on well-priced and/or unique real estate opportunities. The average sales price of Novato homes has swung wildly this year from month to month. For example, the average sale price in June was $626K. In September it was $530K. September’s trades averaged 117 days on market, were about 1,870 sq. ft., and averaged roughly $258 sq. ft. Novato’s  absorption rate (e.g., number of months’ inventory of homes for sale based on last … (0 comments)

marin: Marin County (San Francisco Bay Area) Real Estate April / May 2011 (Pacific Union International Realtors - 05/09/11 08:32 AM
Despite formidable world events over the past few months, the roiling volatility of the equity markets (although things seem to have settled of late), and increased gas prices, the first quarter of 2011 experienced positive trends in many San Francisco Bay Area real estate markets. Properties selling below $1 million, which are over 70% of the closings in the six counties served by Pacific Union International, are experiencing modest to very favorable increases in units sold. In many markets we are enjoying units sold up nearly double the closings in the marketplace from Q1 2009. A refreshing trend which we feel … (0 comments)

marin: Pacific Union Int’l – Christie’s Great Estates | Marin County, CA Luxury Home Sales (May 2011) - 05/09/11 08:30 AM
Pacific Union Int’l – Christie’s Great Estates | Marin County, CA Luxury Home Sales (May 2011). As expected, April 2011 luxury home sales increased — we had 14 trades (there were 9 in January and just 7 in February 2011). While international events of the past several months have been a roller coaster, it appears the stock market’s rally is unabated. Many believe that the overall economic and housing environments are improving, particularly in the Bay Area where the recovery in real estate is being spearheaded by San Francisco. There are extraordinary opportunities available right now for buyers. Pricing in the marketplace … (0 comments)

marin: Pacific Union San Rafael, CA Real Estate Update (March 2011 Home Sales Report) - 03/14/11 09:26 AM
San Rafael, CA’s February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong — 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction — for example, of the 22 homes which sold last month, 16 were priced under $800,000, although … (0 comments)

marin: Marin County, CA Luxury Home Sales (January 2011 | Pacific Union International) - 01/04/11 09:14 AM
With 6 trades in December 2010, the luxury property real estate market in Marin County (properties and estates over $2 million) experienced one of its slowest months. This, despite the fact most economists and consumers feel that that the overall economic and housing environments are improving. Indeed, for real buyers there are extraordinary opportunities available right now. Pricing in the marketplace (especially for homes that have remained on the market through the Winter months) is softer than ever and “value” is evident in the luxury segment. In line with normal seasonal adjustments, the inventory of luxury homes for sale is very … (0 comments)

marin: Marin County, CA. Real Estate Update — October 2010 - 11/03/10 03:59 AM
Overall in Marin County, the bottom for pricing seems to have formed. The average price of a Marin County single family home has once again surpassed $1 million. In addition, for the seventh consecutive quarter (since Q1 ‘09) both the average and median price of a single family home has experienced modest appreciation.
Possibly the most interesting phenomenon is this modest price appreciation (2% per annum) occurring in a market of significantly lower units closed.  The number of homes sold in third quarter ‘10 under $1 million fell -16% from the same period a year ago. The number of homes sold … (0 comments)

marin: Pacific Union Novato Real Estate Market Update (October 2010) - 10/27/10 06:17 AM
As we settle into Autumn, Novato's real estate market remains the model of consistency. While buyers continue to question pricing in Southern Marin and cite uncertainty as their primary concern, many are shifting their focus and stepping forward into the Novato market, confident that prices have leveled. For example, in the primary move up market (consisting of homes priced between $800,000 and $1 million, with at least 2,500 square feet and 4 beds and 3 baths) prices are UP 3% over last year. Moreover, Novato's price per square foot has hovered within 3% of $310 for several months now. Also, prices … (0 comments)

marin: San Rafael CA Real Estate Market Report (October 2010 Home Sales Update) - 10/27/10 06:13 AM
San Rafael, California real estate sales in September 2010:  28 trades (up 3 from August). The entry level price band (under $600K) remains relatively strong - 26 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 21 of homes in escrow. The inventory for single family homes for sale has decreased a bit this month as inventory is absorbed and very few homes come to market this time of year. There are currently 192 homes active on the MLS.
Of the 28 homes sold … (0 comments)

These homes averaged 105 days on market, were about 2,315 sq. ft., and averaged $312 per square foot. Homes in The Landing at Hamilton, Pointe Marin, Country Club, Rush Creek, and Bel Marin Keys generated the most calls and showings this past month.

marin: Pacific Union Real Estate Mill Valley Report (July 2010 Home Sales Update) - 08/31/10 02:48 PM
The number of homes sold in the Mill Valley, California real estate market rose once again and Mill Valley's touchstone price band ($1 million to $2 million) posted another solid month. For the most part,  buyers now speak confidently about our market as it is truly a unique time in history to buy discounted homes with virtually free money.
Nonetheless, recent national media coverage has focussed on the slowdown in the number of sales nationwide, giving some buyers pause. But, Mill Valley is not Detroit or Las Vegas. The first time home buyer tax credit never impacted Mill Valley in a significant … (1 comments)

marin: Pacific Union International | Marin Luxury Homes Report (July 2010) - 07/26/10 05:42 AM
As reported in June 2010, “real buyers” continue purchasing “done” homes in prestige locations such as Mill Valley, Belvedere, Ross, Kentfield, etc., along with “value” properties with locational upside, views of San Francisco, southern exposures, and knolltop properties. Marin County’s luxury home real estate market reflects increased sales velocity driven by buyer optimism. In the $2 million to $4 million price band, June 2010 sales eclipsed last year’s total, inventory is down from last year, and the number of homes with accepted offers (in escrow) is high. This combination of factors looks promising for continued improvement. And we are not alone … (0 comments)

marin: Marin County, California (Home Sales Update July 2010) - 07/25/10 09:40 AM
We have multiple economic drivers and underlying fundamentals that impact our local real estate markets. Housing prices, interest rates, job growth and inflation/deflation are significant variables in the Bay Area housing market. While we could not predict either the economic shift that began in August 2007 or the duration of the economic volatility caused by the shift, we do have a few very positive fundamentals present today.   Interest rates for conforming mortgages ($729,750) and jumbo mortgages are currently at historic lows since Freddie Mac started recording in 1971 – see rates in the mortgage rate table on page two. marin: Pacific Union International | Marin Luxury Homes Report (June 2010) - 06/25/10 04:54 AM
Pacific Union International is the leading broker for Marin County luxury homes.
As reported in previous months, “real buyers” continue to snap up homes in prestige locations such as Mill Valley, Belvedere, Ross, Kentfield, etc., along with “value” properties with locational upside, views of San Francisco, southern exposures, knolltop properties. Without question, Marin’s luxury home market is showing signs of increased velocity and buyer optimism. In the $2 million to $4 million price band, May 2010 sales eclipsed last year’s total, inventory is down from last year, and the number of homes with accepted offers (in escrow) is high. marin: Pacific Union International | Marin Real Estate Report (June 2010) - 06/25/10 04:50 AM
Year over year prices seem to have leveled in many price segments and locations within Marin — some areas have even seen prices increase (albeit nominally). Countywide supply and demand figures suggest an improving real estate environment.
Supply is up 12% from last year and sales of entry level (3 bedroom, 2 bath homes with at least 1,500 square feet and priced under $1 million) are up a modest 10% from May 2009. Recent news reports in the local media have noted increased median prices, but that reflects the fact that luxury homes are selling once again after a lackluster 2009.
