Sales increased again in May 2010, building on April's impressive sales numbers. In the 94920 zip code, which covers Tiburon and Belvedere, CA. - we had 16 trades.
Importantly, as evidenced by the chart below, several indicators point to an improving market - the number of homes for sale is down 12% and the number of homes sold is up 129%. Of course, keep in mind that last year (our basis for comparison) was the slowest in memory. Similar to May 2010, the number of homes sold in the Mill Valley, California real estate market rose and Mill Valley's touchstone price band ($1 million to $2 million) posted another solid month. Buyers are again speaking confidently about the market as prices have tumbled, interest rates are extraordinary, jobs numbers have improved, and media coverage concerning real estate has turned positive. I have a strong sense that many feel a tailwind.

Defying national and statewide trends, the Marin County real estate market posted strong numbers in both sales and prices of homes sold in April 2007.  As reported in the Marin Independent Journal ("IJ"), homes sold last month for a median price of $1,010,000 according to figures compiled by DataQuick Information Systems-the first county in California to have a median price of $1 million plus. 
Overall, home prices in Marin rose 3.8% between April 2006 and April 2007.  In addition, Marin is the only County in the Bay Area to experience an increase in the number of homes sold year over year (albeit by just 4 homes)-meanwhile, the … (0 comments)

Recent data suggests the market in the Bay Area is back on track.  In February, Marin home sales were up almost 25% over last year.  Prices were also up by 3%.  These were both the strongest numbers for any of the Bay Area's 9 counties.  Again, Marin County outpaced the pack (click here for more Marin County information). 
Meanwhile, other counties faltered.  Contra Costa County sales were down almost 19% from last year and prices were down over 5%.  Other counties fared a little better than Contra Costa--including San Mateo, Solano, Sonoma, and Napa.

Marin County, California sits just north of San Francisco and boasts some of the most expensive real estate in the nation.  Last month, the median home price in Marin County again tickled the million dollar barrier, falling just short of that astonishing threshold.
