After a strong run of 6 months with $5 million and up sales, Tiburon and Belvedere had none in January or February 2010. There are currently 63 active listings in the 94920 zip code, which covers Tiburon and Belvedere, CA. Yet, while January resulted in just 3 sales, February resulted in 10 sales. Most of these were in the entry level - homes priced under $2million. For homes that sold in February 2010, the average price per square foot was $677 - a significant rise from January 2010's low of $611. The number of home sales in the Mill Valley, California real estate market held exactly even in February – 16 trades (February usually has lower sales totals because it is a short month with two legal holidays and bcause January tends to have weather which limits buyer activity). Based on last month’s total sales, we currently have an overall inventory of homes sufficient to last 5.1 months (absorption rate). This number is higher than last month because of the large number of homes that came on the market very recently. As discussed below, however, our touchstone price band is performing very well.

San Rafael, California real estate sales held steady in February 2010, with 24 trades. The entry level price band (under $600K) remains active, with 48% of homes now in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) has continued to improve — approximately 47% of these homes in escrow. The inventory for single family homes for sale sits at 115 homes (we had 79 active listings in December 2009). There are currently 65 listings in the 94920 zip code, which covers Tiburon and Belvedere, CA. It was quite a slow month, with just 3 sales. While the sales totals remain similar to that of late 2007 (well before the financial crisis of September 2008), inventory is up 43%. The slow market reminds some of 2009's beginning. The number of home sales in the Mill Valley, California real estate market slipped to 16 listings sold, compared with 27 in December 2009. Based on last month's total, we currently have an overall inventory of homes sufficient to last 3.7 months (note that several homes came on the market very recently). This is a big reduction from the absorption rate from May 2009, which stood at well over 8 months. Indeed, the number of homes for sale in Mill Valley remains very low at 63. Meanwhile, asking prices have held steady over the past quarter and stand now at about $605 per square foot.

Home sales in Marin County, California's luxury price bands continue to recover from the proverbial wasteland of late 2008 and early 2009 when it seemed as though the luxury home market would never recover. Yet, as reported in previous months, real buyers continue to snap up homes in prestige locations such as Belvedere, Ross, Kent Woodlands, etc. Indeed, "value" properties are gobbled up quickly. Despite this apparent thirst for luxury digs, inventory levels remain 40% higher than two years ago. This trend is not unique to Marin, but prevails nationwide. Tiburon and Belvedere have posted $5 million and up sales every month for the past six months. While overall sales and activity remain choppy, anecdotally, we are seeing that interest in these tony nieghborhods rise, along with interest in high-end luxury homes. There are currently 71 listings in the 94920 zip code (compared with 72 last month), which covers Tiburon and Belvedere, CA. In the lower price bands, activity is strong, with 9 sales in the sub-$3 million price range. In sum, there were 13 sales in December 2009 - more than double the sales total in November 2009. Based on last month's total, we currently have an overall inventory of homes sufficient to last 1.96 months! This is a HUGE reduction from the absorption rate from May 2009, which stood at well over 8 months. Indeed, the number of homes for sale in Mill Valley is an extraordinarily low 53. This time of year we are often asked "should I put my home on the market now, or wait until the spring selling season?" A few observations: 1. We have not experienced a "normal" season or predictable cyclical trend in Marin County since the August '07 sub-prime meltdown. In fact in most cases since August 2007, selling sooner was better than selling later. You will recall in Q4 '08 and Q1 '09 our slogan was, "we'd rather set the comps than have them used against us!"2. On November 1, 2009 in Marin we had 947 SFH and condos on the market as active.
