The velocity in the market is incredible. Even with limited supply, volume continues to approach record levels. With a few exceptions, appraisers that are close to the local markets are finding comparable sales to support purchase prices significantly over asking price.
 
Make sure, Buyers, that you understand it is always better setting the new comparable sales in a neighborhood vs. reacting to them a month later. This is the exact opposite phenomenon we experienced in the 2009 – 2011 market where we were giving Sellers the same advice in a depreciating market.

January 2011 was another good month for Novato home sales (we had 22 trades). Typically, January sales are quite low as people focus on the Holidays during December. The average sales price of Novato homes in January 2011 was $525K. These homes averaged 100 days on market, were about 2,051 sq. ft., and averaged roughly $267 sq. ft. Novato's  absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) sits at just under 5 months' worth of available inventory overall (104 single family homes are currently for sale in Novato). The unabated Novato, California real estate market remains firm in all price points. In May 2010, we had 38 sales (over 60% higher than April). The average sales price of Novato homes in May 2010 again rose by about 3% to to $677,105. These homes averaged 98 days on market, were about 2,277 sq. ft., and averaged roughly $308 sq. ft.
Novato’s price per square foot has hovered between 3-5% of $300 for a year now — in my mind, we are seeing the gradual recomposition of the market in the era of the “New Normal.” Prices are holding steady. This is good … (0 comments)

After a strong run of 6 months with $5 million and up sales, Tiburon and Belvedere had none in January 2010. There are currently 65 listings in the 94920 zip code, which covers Tiburon and Belvedere, CA. It was quite a slow month, with just 3 sales. While the sales totals remain similar to that of late 2007 (well before the financial crisis of September 2008), inventory is up 43%. The Novato single family home market seems to be forming a bottom. Prices appear to be leveling out and the percentages of entry level homes in escrow are very high. I know that many foreclosure sales and short sales are getting multiple offers. I have several clients who have faced as many 9 to 20 offers in competition for a single family home. This activity bodes well for sales in the higher price bands.

As you can see, over the past 9-months median prices have dropped over $80K in Novato. Although inventory is down pursuant to the seasonal cycle, the number of homes for sale will rise quickly after the Super Bowl and through June. Novato's Rush Creek neighborhood is undeniably one of Marin County, California's, nicest and coveted neighborhoods. There is a lot to like. These luxury homes are newer, built in the past 10 years, and sit on giant parcels (generally, at least 1/2 acre). Many of these homes have pools and elaborate landscaping. The streets are wide and there is no through traffic. Rush Creek offers privacy and prestige.

This article concerns itself with the relative price and value of one of Marin's most affordable towns-Novato. In other parts of California (and certainly across the country), real estate prices are down by 30% and foreclosures sky-rocketing. Yet, such phenomenon are very limited in Marin. In fact, much of Marin is experiencing a remarkably resilient home sales market trending upwards (even if just incrementally) in price. 
Yet, in Novato (Northern Marin) many home buyers (especially those in the entry level and move-up markets) are firmly entrenched in "wait and see" mode. They are waiting to see what happens with prices. They are waiting to see what happens with interest rates. The number of homes for sale (inventory) in Marin County, California continues marching upwards. There are 701 active listings (up from 647 active listings this time last month). We are likely at or near the high water mark (in terms of the sheer number of homes for sale). While the number of homes for sale has gone up, it is still fairly low historically.

prices: Bay Area Market v. Marin Market - 03/23/07 03:49 PM
Recent data suggests the market in the Bay Area is back on track.  In February, Marin home sales were up almost 25% over last year.  Prices were also up by 3%.  These were both the strongest numbers for any of the Bay Area's 9 counties.  Again, Marin County outpaced the pack (click here for more Marin County information). 
Meanwhile, other counties faltered.  Contra Costa County sales were down almost 19% from last year and prices were down over 5%.  Other counties fared a little better than Contra Costa--including San Mateo, Solano, Sonoma, and Napa.

Any analysis of the real estate market necessarily imparts the author's weltanshuaang.  Me, I am a glass full kind of guy.  I do not mope.  And I do not let other people drag me down.  Negativity, like the flu, is contagious.
