The velocity in the market is incredible. Even with limited supply, volume continues to approach record levels. With a few exceptions, appraisers that are close to the local markets are finding comparable sales to support purchase prices significantly over asking price.
 
Make sure, Buyers, that you understand it is always better setting the new comparable sales in a neighborhood vs. reacting to them a month later. This is the exact opposite phenomenon we experienced in the 2009 – 2011 market where we were giving Sellers the same advice in a depreciating market.

A suprising uptick in sales occurred last month (January 2011) in San Rafael - we had 32 homes sell compared with 26 in December. The entry level price band (under $600K) remains strong - 26 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 17 of homes in escrow. January 2011 was another good month for Novato home sales (we had 22 trades). Typically, January sales are quite low as people focus on the Holidays during December. The average sales price of Novato homes in January 2011 was $525K. These homes averaged 100 days on market, were about 2,051 sq. ft., and averaged roughly $267 sq. ft. Novato's  absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) sits at just under 5 months' worth of available inventory overall (104 single family homes are currently for sale in Novato). In June 2010, Tiburon and Belvedere experienced 13 home sales. Importantly, as evidenced by the chart below, several indicators point to an improving market — the median price of homes for sale is up 3% and the median price of homes sold is up 18%.

The Novato, California real estate market continues its torrid year with 49 sales in June — up from 38 sales in May 2010. The average sales price of Novato homes in June 2010 was $644,778. These homes averaged 98 days on market, were about 2,162 sq. ft., and averaged roughly $306 sq. ft.

Year over year prices seem to have leveled in many price segments and locations within Marin — some areas have even seen prices increase (albeit nominally). Countywide supply and demand figures suggest an improving real estate environment.
Supply is up 12% from last year and sales of entry level (3 bedroom, 2 bath homes with at least 1,500 square feet and priced under $1 million) are up a modest 10% from May 2009. Recent news reports in the local media have noted increased median prices, but that reflects the fact that luxury homes are selling once again after a lackluster 2009.

Sales increased again in May 2010, building on April's impressive sales numbers. In the 94920 zip code, which covers Tiburon and Belvedere, CA. - we had 16 trades.

In May 2010, we had 38 sales (over 60% higher than April). The average sales price of Novato homes in May 2010 again rose by about 3% to to $677,105. These homes averaged 98 days on market, were about 2,277 sq. ft., and averaged roughly $308 sq. ft.

I have been chomping at the bit to write this monthly report as the market in Mill Valley is bursting with positive indicators. The number of homes sold in the Mill Valley, California real estate market rose nearly 50% over the prior month. The number of home sales in the Mill Valley, California real estate market held exactly even in February – 16 trades (February usually has lower sales totals because it is a short month with two legal holidays and bcause January tends to have weather which limits buyer activity). Based on last month’s total sales, we currently have an overall inventory of homes sufficient to last 5.1 months (absorption rate). This number is higher than last month because of the large number of homes that came on the market very recently. As discussed below, however, our touchstone price band is performing very well.

The frenetic Novato, California real estate market slowed (at least in terms of closed sales) in January 2010. We had 25 sales, compared with 42 sales in December. The average sales price of Novato homes in January 2010 was $525,440. Marin County, California real estate enters the Winter months much the same way it entered the Summer months — with a feeling that activity will be stronger than usual for this time of year. While year over year prices are down across the board no matter how you slice it, many feel as though absent further crisis, we may be nearing the end of the downward cycle — after a full 3 years.
