Mill Valley Real Estate Report (June 2013 Home Sales Update) | Pacific Union. The Mill Valley, CA real estate market is reaching heights not seen for years (5 years, to be exact) with 43 single family home sales in May 2013. These properties sold for an average price of about $1.4 million and averaged 2,186 sq. ft. (or about $649 per sq. ft.). top agent: Novato Real Estate Market Update (June 2013 Novato Home Sales Report) - 06/18/13 01:04 AM
Pacific Union International | Novato Real Estate Market Update (June 2013 Novato Home Sales Report). A reporter from a large national newspaper asked me to characterize Novato, California’s real estate market last week and I told him that the sales figures in May were simply unbelievable and that is was by far the best month in the best year we have seen since 2005. Indeed, while a whisper of doubt may have permeated past market reports, none remains now — real estate is back.  Ongoing suppressed inventory continues to drive prices seemingly straight up. That, coupled with still low interest rates and … (0 comments)

top agent: Marin County (San Francisco Bay Area) Real Estate April / May 2011 (Pacific Union International Realtors - 05/09/11 08:32 AM
Despite formidable world events over the past few months, the roiling volatility of the equity markets (although things seem to have settled of late), and increased gas prices, the first quarter of 2011 experienced positive trends in many San Francisco Bay Area real estate markets. Properties selling below $1 million, which are over 70% of the closings in the six counties served by Pacific Union International, are experiencing modest to very favorable increases in units sold. In many markets we are enjoying units sold up nearly double the closings in the marketplace from Q1 2009. A refreshing trend which we feel … (0 comments)

top agent: Pacific Union Int’l – Christie’s Great Estates | Marin County, CA Luxury Home Sales (May 2011) - 05/09/11 08:30 AM
Pacific Union Int’l – Christie’s Great Estates | Marin County, CA Luxury Home Sales (May 2011). As expected, April 2011 luxury home sales increased — we had 14 trades (there were 9 in January and just 7 in February 2011). While international events of the past several months have been a roller coaster, it appears the stock market’s rally is unabated. Many believe that the overall economic and housing environments are improving, particularly in the Bay Area where the recovery in real estate is being spearheaded by San Francisco. There are extraordinary opportunities available right now for buyers. Pricing in the marketplace … (0 comments)

top agent: Mill Valley Real Estate Report (Pacific Union April/May 2011 Home Sales Update) - 05/05/11 11:17 AM
March and April 2011 home sales in Mill Valley increased dramatically over the prior three months — we had 27 trades in March and 19 in April (up from 13 in January!). These properties sold for an average price of $1.265 million and averaged 2,369 sq. ft. (or about $542 per sq. ft.).  Pricing remains the key ingredient determining buyer interest. Buyers insist on apparent and undeniable value. If they don’t see it in a property, they are willing to wait it out. Now, more than ever, is the time for sellers to be very careful about who they have negotiating … (0 comments)

top agent: Pacific Union Novato Real Estate Update (March 2011 Novato Home Sales Report) - 03/14/11 09:28 AM
Febuary 2011 resulted in excellent home sales numbers for Novato (34 homes sold in February, compared with 22 trades in January). It appears that this momentum is carrying into March as buyers act quickly on well-priced and/or unique opportunities. The average sales price of Novato homes in Febuary 2011 was $534K. These homes averaged 156 days on market, were about 2,092 sq. ft., and averaged roughly $267 sq. ft. Novato’s absorption rate (e.g., number of months’ inventory of homes for sale based on last month’s sales totals) is an astonishingly low 3.35 months’ worth of available inventory overall (114 single family … (0 comments)

top agent: Mill Valley Real Estate Report (Pacific Union February 2011 Home Sales) - 02/16/11 10:25 AM

January 2011 home sales in Mill Valley slipped to a mere 13. These trades sold for an average price of $1.125 million and averaged 2,356 sq. ft. (or about $504 per sq. ft.).  The end of 2010 and first month of 2011 reflected a heightened sense of security from buyers of homes in the bread-and-butter Mill Valley price range of $1 million to $1.5 million. We had 7 such sales. The number of listings actively on the market in the MLS a very low 67 — most sellers took their homes off the market as Winter set in and many … (0 comments)

top agent: San Rafael, CA Real Estate Update (February 2011 Home Sales Report) - 02/11/11 06:24 AM
A suprising uptick in sales occurred last month (January 2011) in San Rafael - we had 32 homes sell compared with 26 in December. The entry level price band (under $600K) remains strong - 26 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 17 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction - for example, of the 26 homes which sold last month, 27 were priced under … (0 comments)

top agent: Novato CA Real Estate Update (January 2011 Homes For Sale) - 01/03/11 08:33 AM

Happy New Year! As I write this real estate report, the stock market is at its highest level since the 2008 meltdown began and up 125 points on the first day of trading in 2011 and the headline on CNN Money is “A Hiring Boom in 2011. Really.” Despite historically low interest rates and overall affordability at its best levels recorded, the overall Marin market was down in terms of sales numbers in 2010. Yet, in December 2010, the Novato, California real estate market continued to show very real strength across all price bands, except for homes priced above $1.5 … (0 comments)

We had 6 such sales and another 5 between $1 million and $1.5 million. The number of listings actively on the market in the MLS a very low 64 - most sellers took their homes off the market as Winter set in. Inventory will increase … (0 comments)

top agent: San Rafael CA Real Estate Market Report (October 2010 Home Sales Update) - 10/27/10 06:13 AM
San Rafael, California real estate sales in September 2010:  28 trades (up 3 from August). The entry level price band (under $600K) remains relatively strong - 26 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 21 of homes in escrow. The inventory for single family homes for sale has decreased a bit this month as inventory is absorbed and very few homes come to market this time of year. There are currently 192 homes active on the MLS.
Of the 28 homes sold … (0 comments)

top agent: Pacific Union Tiburon & Belvedere CA Real Estate Market Report (July 2010 Home Sales Update) - 07/25/10 03:32 PM
In June 2010, Tiburon and Belvedere experienced 13 home sales. Importantly, as evidenced by the chart below, several indicators point to an improving market — the median price of homes for sale is up 3% and the median price of homes sold is up 18%.

Of course, keep in mind that last year (our basis for comparison) was the slowest in memory. Nonetheless, I think it is fair to say that the majority of real estate practitioners would agree that the field has tilted back to neutral position in most price bands. Moreover, the absorption rate of our listings is … (0 comments)
