buyers: 7 Bullets for Sellers to prepare their home for market - 05/09/17 02:48 PM
In this current low inventory market,I thought I'd throw out some helpful hints in the event a homeowner has the thoughts of marketing their home for sale.
-Anything that can be done (that doesn't cost a lot) to enhance the homes appearance, definitely consider doing/ie: fresh paint, carpet clean, small repairs, etc
-declutter/ less is more in most situations
-maintain outside as to have the best possible curb appeal, as sometimes buyers will drive by prior to setting up a viewing
-if home has a fireplace and possible, light it when showing occurs- adversely, if its hot out have AC cranked- it just provides … (0 comments)

buyers: View from the other side - 01/28/17 12:00 PM
Currently in my 17th year of "Real estating" and have had my first experience of being a Seller and a Realtor at the same time, this past week.  I've always experienced the emotions of a seller but to be one myself has really hit home as they say!
My wife and I have owned, & operated a Horse Boarding/ Riding Facility for the past approx 20 years. We found the right Buyers for the Facility and low and behold are closing on Monday to finalize. The nice thing is that it will keep right on running as such a facility with the … (3 comments)

buyers: 10 quick tips about First Time Buyers - 06/12/14 10:25 AM
Realtors tend to work with all kinds of buyers, but probably the most prominent isFirst Time Buyers. I personally enjoy this type of buyer the most, I have to say! Below based on my experience are some thoughts-
They are in need of a thorough explanation of the process They sometimes can get frustrated with the process, whether it be searching for their home or experiencing the transaction Quantity of homes on their list they want to look at can sometimes be NUMEROUS! lol Trust in their Realtor is huge Realtors have to be considerate of the Mom & Dad accompaniment on showings and … (2 comments)

buyers: Teamwork of Mortgage Officer & Realtor - 05/08/14 10:29 AM
In the real estate world, Having a good team to assist a Buyer is paramount. Each position in the Blog’s title, is equally important in achieving the goal of reaching the closing table.
Trust, responsiveness, efficiency are all traits that need to be in tact between both professionals.Trust as the saying goes,Trust is earned, respect is given,& loyalty is demonstrated/ betrayal of any of these is to lose all 3.  In this instant gratification society we r involved in, timely response impresses buyers. I can’t blame them as I have said in the past to Clients, I put myself in their spot and I would … (0 comments)

buyers: The Smell of Success - 04/19/13 02:13 AM
Home sellers do everything they can to make their house look as beautiful as possible, yet appealing to home buyers’ other senses can be just as important — especially when it comes to the sense of smell. While you may not think your home has a smell to it, freshening the air and filling the home with sweet aromas can do wonders in making a favorable impression. Most people know the old trick of baking bread or cookies to entice the noses of those looking around a home. That fresh bread smell is achieved by slicing open a large loaf of … (0 comments)

buyers: Selling in Colder Months - 01/29/13 10:43 AM
While the warmer months are generally regarded as the time for home sellers to get their property ready for sale, marketing the home in winter and early spring is just as important. Homebuyers are out looking for homes 12 months a yr and there’s no reason to drop the ball on sprucing up a home Dec thru March.
Tips for selling in the winter months:
HEAT IT UP: If u r planning an Open House or have showings scheduled, turn up the thermostat and make the home warm and inviting. A cold home shopper will race thru a house and start … (2 comments)

buyers: First Time Homebuyers - 08/19/12 10:57 AM
I’ve recently had a flurry of activity in Buyers and their repeated questions about first time buyer opportunities. This, of course, is a great sign, in the real estate mkt. With Interest rates at “never been this low” situation, this is my first response to them. FHA and CHFA mortgage insured vehicles are the most popular with first timers. Rents are high given the supply and demand out there. A 1200/month rent can equate to a nice starter home purchase. So, obviously, it makes perfect sense that renters r out looking, which is exactly where this flurry of activity is being … (0 comments)

buyers: Rates & Values Down-where r the Buyers? - 12/06/11 04:06 AM
I’m sure that I am not alone with this question in this business of Real Estate. It shocks me that there are not more purchases going on, given the info in my subject Post. I can only relate it to the unfortunate current economic state with job losses. These real estate relations being in the state there in, certainly cannot last forever. Certainly there r deals to b had as the volume of properties are plentiful. The fortunate, or unfortunate, thing in the real estate world is the 3 “D’S” drive our biz/ death, divorce and debt. The latter 2 primarily, … (0 comments)

buyers: Holidays & Real Estate - 11/19/11 12:18 AM
Well , we are in that time of yr again, already! Hustling, bustling as many Christmas song lyrics might say. The frequent question that is proposed is that of how is the mkt of selling a home within the holiday season? I wouldn’t be honest with myself or whom I was conveying this info to, if I said it was the same as any other time of the yr. It does certainly slow down, but on the other hand, the Buyers out there during this time are serious with their intentions. Homes, most times, present themselves in their very best with … (5 comments)
