Currently in an offer with a buyer on a short sale which I explained b4 going into it to buyer, that it can be time consuming on awaiting a close date. I tried taking on a listing that was in this situation a couple of years ago, but vowed to never do it again! LOL/ I came to the decision if I take another listing of this sort, I will get a profession negotiator involved or a short sale attorney.

Currently in my 17th year of "Real estating" and have had my first experience of being a Seller and a Realtor at the same time, this past week.  I've always experienced the emotions of a seller but to be one myself has really hit home as they say!

Well,now that we r well into 2014 thought I’d share some National Statistics on the previous yr. provided from the National Ass of Realtors, on Sellers, that I found particularly interesting.

A successful Realtor is always looking for ways of marketing themselves, and make them stand out beyond their competition. I have to admit, with fast approaching the beginning of my 14th yr in the business, that my name badge carries its weight in gold!
It amazes me that people will strain their eyes to see what it says! After determining the result of their straining, they might possibly strike up a conversation related to it and a lead is born! I treat it as part of my anatomy, much like my cell phone- LOL

Ah Yes, I met a new Buyer recently that once again uttered that famous line- “I’m not in a hurry.” It used to be I would take that literally and expect the timing to locate something to be elongated.
Experience has taught me though, most times, the “not in a hurry line” means absolutely nothing. I just chalk it up to a buyer not wanting to be pressured into a quick sale and I can respect that, as I am not high presssure anyway.

2013 is certainly off to a great start and looks like it may continue based on sales,activity and inquiries as we fast approach the first third of the yr ending. I have to be honest though that I don't think I will ever get used to the roller coaster ride of a Realtor!

Within the world of negotiations of real estate, there comes a familiar phrase sold as is. This may appear in the initial Listing when it hits the mkt or may be used in negotiations when an offer is presented to allow both sides to be aware that upon inspections, the seller will not credit or fix(cost out of sellers pocket) anything because of this agreement.

With all the possibilities in this current world of high tech, an Entrepreneur has to wonder what is the best way or ways of getting your "word" out there?
With Social Media being what it is today and in the upcoming future, it is certainly a valid & quick opportunity, to get info published/distributed.
Print advertising is almost extinct, although there are still reasons to use it, under certain circumstances.
Email blasts, including ecards, are an effective way of exposing your business and what it has to offer, to numerous consumers.
Networking and word of mouth, one of the oldest forms of marketing, is still a terrific way of building/expanding.

I’ve recently had a flurry of activity in Buyers and their repeated questions about first time buyer opportunities. This, of course, is a great sign, in the real estate mkt. With Interest rates at “never been this low” situation, this is my first response to them. FHA and CHFA mortgage insured vehicles are the most popular with first timers. Rents are high given the supply and demand out there. A 1200/month rent can equate to a nice starter home purchase.
