When searching for a new home, there are the usual considerations of location, price, and layout. Often, hopeful homeowners are so focused on the number of bedrooms or the quality of the schools that considerations like neighborhood amenities are pushed aside. But these seemingly inconsequential neighborhood perks can have a significant impact on quality of life.

Though Austin is known for being the live music capital of the world, and home to the Texas government, today Austin’s art scene is on the rise with different art collectives and galleries popping up around town. Many of these studios are manned by recent graduates of UT’s studio arts program, giving them a reason to stay in Austin after graduation.

Downtown Austin is growing faster than ever.  Well, maybe not ever, but more than in the last 14 years I have lived here.  The city council and the community in gereral is pushing for growing the downtown into a live-work area with high density, shops downstairs, and living upstairs.  The term is "multi-use" and it is pretty much pretty much the montra for Austin real estate.  There are 10+ condo projects going up in the next couple years that cater to the different appeals of living in downtown Austin.
