staging colorado springs: FLASH Sale Staging - 04/04/13 10:44 PM
FLASH SALE Staging

Belinda Spillman of AR fame introduced me to a new term called FLASH SALE http://activerain.com/blogsview/3679230/get-ready-list-flash-sale. Apparently some parts of the country are commonly seeing this new phenomenon. Be sure to click on her link to see if your city is a FLASH sale market. I’m happy to say it occurred last week in Colorado Springs as I learned about a listing Front Porch Interiors staged recently.

This lovely home had many features going for it. However, the first impression needed more impact and a lasting impression.

staging colorado springs: 5 Design Secrets to Stage a Small Living Room - 03/14/12 10:11 PM
5 design secrets to stage a small living room from a Colorado Springs home stager. If your room is somewhat size-challenged re-think your space by blending in these key design elements.

1. Consider the scale as well as the amount of furnishings you currently possess. Take a picture of your living room. Is the overstuffed, comfy, 5-piece sectional the first thing you notice? Do you think the Buyer will overlook how it resembles Clifford the big red dog? They won’t get past how much valuable square footage is eaten up by this elephant in the room. You can remove/store it and replace with … (91 comments)

staging colorado springs: Is it “Vintage” or is it just “Old”? - 02/03/12 04:57 AM
Is it “Vintage” or is it just “Old”? Vintage isn’t a new term, its origins come from describing wine-making, the process of picking grapes and creating a finished product.

“a common, though incorrect, usage applies the term to any wine that is perceived to be particularly old or of a particularly high quality.  The importance of vintage is both varied and disputed.”                                                                                                                                                                      ~ From Wikipedia

I found that ironic as it applies to much more than just wine.

Vintage cars for instance, might be an exception. Who doesn’t celebrate a vintage auto?

The “look” … (21 comments)

staging colorado springs: Designboards: like a Virtual Staging - 12/11/11 05:03 PM
Designboards: like a Virtual Staging
Staging to live has a different objective than staging to sell. However, homeowners and Sellers alike share a disconnect when it comes to visualizing how a home could look professionally staged. Either a homeowner who simply wants an update, or a Seller who needs to optimize their home's MLS photos, struggle with seeing the end result.

Take a look at these before and after shots of one interior redesign (staging to live) client who needed help seeing how new bedding and a few accessories could give their master bedroom a more sophisticated, cohesive look. … (11 comments)

Home Interiors 2012: These are a Few of My Favorite Things

One of my perk assignments as a Home Stager, is to research what’s trending for home interiors in 2012. Current, fresh style goes a long way with Buyers – after all, you may be competing with new home construction and models are staged keeping home interior design trends in mind. Here are just a few of my favorite things to give your home a stylish, staged update in 2012:
1. Jute/Hemp/Sisal Rugs  –lovely texture, warmth, and plays well with others (meaning they’ll gladly take the supporting role to the … (14 comments)

3 Tools to Help Sellers Understand the Benefits of Staging

Previously, I posted Top 5 Reasons You Should Professionally Stage Your Home and it left me wondering if there are Realtors® who could use a credible marketing tool for their clients? Are you familiar with RESA (Real Estate Staging Association)? If not, I highly recommend reviewing their website for consumer information and the latest statistics on Staging. I am a member, however, I do not work for RESA so this recommendation is simply that. If you're looking for help explaining the benefits of Home Staging without the pressure of alienating … (11 comments)

staging colorado springs: Top 5 Reasons You Should Professionally Stage Your Home - 11/29/11 04:24 PM
Top 5 Reasons You Should Professionally Stage Your Home,   Colorado Springs.

Is it just me? Or are you, REALTORS® and those affiliated with this industry, amazed that homeowners really don't understand that a home will sell faster and for more money if its professionally staged?

Which scenario makes sense to you? Pay $500-$1,000 for staging your home (this is approx., but you get the idea) before you list it, or take a $10,000 price reduction because it didn't sell in 60-90 days? Math and common sense would tell me this is a no brainer. However, just in case, I've … (8 comments)

staging colorado springs: How to Stage Your Vacant House on a Budget (part 2) - 11/28/11 06:29 PM

 (Part 2)
In yesterday's post, How to Stage Your Vacant House on a Budget (part 1),  I recommended a couple of ideas where Sellers could source furnishings and accessories. Relatives, friends, Goodwill, Habitat for Humanity ReStore retail outlets, and CraigsList are all economical options.

Once you have a few key pieces in place, what else can you do to create a cohesive look? One of my favorite recommendations is to:
Repurpose, repaint, reupholster. All green options to make treasures out of what you might consider trash.
1.  Repurpose an ottoman, a narrow bench, two small square tables, or garden stools as a coffee table.
2. … (8 comments)

staging colorado springs: My dog ate my homework... - 11/25/11 07:01 PM

My dog ate my homework… in Colorado Springs. I wrote this blog Friday. Not Black Friday. A week ago Friday, I typed a few paragraphs and thought I’d download before and after photos from my latest interior redesign project on Saturday. Didn’t happen. Here’s the culprit. My sweet, 7-month Golden Retriever, Scout (the good child, 7 yr. old Maggie, knows better) chewed through the power cord and I wasn’t able to download my pics. Then began the migration of out-of-state relatives flying in to share turkey at our house which, as anyone who hosts Thanksgiving knows, begins the time warp. It doesn’t end … (10 comments)

staging colorado springs: 'tis the season' - Emotions Sell - 11/14/11 12:12 AM

‘tis the season’- Emotions Sell
We know a Seller has 90 seconds to impress a Buyer. Whether they Google your address on Trulia, or physically drive by, their initial reaction can be the difference between an offer before New Year’s or before next summer.
Real estate staging is a unique, ‘design-to-sell’ technique. Staging for the masses is not enough. Staging today should set a scene that triggers a buyer’s emotions.

Lets assume Buyer and Realtor have selected a list of homes online that meet their criteria. Location, pricing, square footage, age of home, are comparative. All homes have … (10 comments)

Staging with Cowhide: The Votes are In!

Thank you so much for casting your vote this week! Its been a wet and wild ride in the "rain" hearing comments from Hawaii to New York, Canada to Florida. The ActiveRain community has been terrific and I appreciate everyone taking the time to read Staging with Cowhide: Yea or Nay? Being a featured post this week was icing on the cake. I’m thrilled, thanks for that.

My question to the AR Community was this:
"Would you say Cowhide Rugs’ popularity spans across all demographics? Or, have you heard a Buyer react adversely to … (12 comments)
