I would like to introduce myself. I am a Townhome in Fremont, CA that is one of a kind. A Regular Sale! I am centrally located in a high demand school district, two story, 3-4 bedroom bright and spacious with a extremely clean and finished 2 car garage! I have a high walk score to shopping, restaurants, public transit and schools. My floor was recently upgraded and I have "sheek" paint colors. My Poor buyer here in the Fremont, CA Area is so nervous and anxious. We have been looking at so many poor condition homes, that we can't make his VA Loan work for him. I feel so sad that we have limited inventory that will help the large numbers of Veterens searching for a home by using their VA Loan option. The government is looking into putting more veteren families into homes, but how will this happen if we have so many REO Poor conditon homes? I thought the administration gave banks to bail them out? Hello Gen Blue! As a Realtor, I always get excited about the new technology that becomes available daily from the internet! Tech Savvy Realtor has been a great source of information for the new generation of buyers and sellers. Yes, Real Estate activity seems to be driven by the internet more and more. But let's face it..... even with the highest Gen X technology , Realtors are still needed in the purchasing & selling of homes. It can be a daily challenge to use Blogs, Video casting, Facebook and Twitter while trying to connect with clients, but only if you take the Real Estate and fun out of the equation! Sunday was our day to tour a few Fremont Christmas tree lots for our favorite Charlie Brown tree. Well, it didn't really turn out to be Charlie Brown at all. We went to a new spot first. We know the trees are costly this year due to the lack of rain! Of course, we know our trees don't come from California anyway, esecially they aren't local here in Fremont. The problem was, no trees were great, but they were very expensive. Of course, we ended up at regular stop. Regan's Nusery in Fremont. CA.

I had a serious conversation with a buyers agent working so hard in the industry today just to make a sale and help her clients be successful. As an REO Agent in the Bayeast area, Fremont, Hayward, Dublin, Newark and surrounding areas, I feel the pain of the buyers agents today. Hello Fellow BLoggers/Readers: I was able to visit Palo Alto Downtown today, again another coffee shop. We are so lucky to live in such a wonderful area of the Bay Area. Where else can we live on the East Bay and enjoy the activities and glorious coffee shops and restaurants just twenty minutes away! No snow! No hassles and not much traffic. Here in our local area of Fremont, we seem to share our homes with many professionals that work in the corporate world on the Peninsula and make a commute. There are not many locations around the world that alllow such variety and diversity. My (1 comments)

Good Day Fremont Townhome/Condo Sellers: It has recently dawned on me, after a struggling weekend with trying to show inventory to buyers, or the lack there of. If you have been following the market in your Hayward, Union City, Fremont areas, in hopes of some positive triggers to motivate you to sale your home and upgrade, relocate or gain extra dollars, you had better jump in! After attempting to help a number of buyers under the price range of $300K this past weekend, I am extremely saddend by the quality of homes being sold by the banks. Happy Sunday: It seems I am becoming the VA Loan Expert in my local area of the Bay Area of Fremont, Hayward, San Jose and surrounding cities. First time buyers who have graciously served our country in some form, are finding value in their VA Loan options. It is a great loan and fully backed by the government so no PMI is required which can save the buyer a lot of money. The closing costs are split between the seller and buyer. There are certain non-allowable fees required to be paid by the seller, so this again is a money saver for VA borrower. It is (3 comments)

Wow! We were doing so great in 2008 with home sales. Buyers were ready and willing with not only cash on hand, but solid financing. I actually was beginning to see some hope in our future economy. It appeared as though sales were increasing, prices of homes were solid and life was going to be up and positive. Things changed quickly in 2009. We have seen a lack of new properties on the market, which is causing a entirely new problem in our home sales market place. Yes, buyers are still ready with cash and solid financing.
