Investors...What are you looking for in a property?  Are you seeking bulk inventory at .50 to the dollar?  And if so, where are you finding it?  I list REO Properties, and the banks seem to list at market value!  I have not seen much negotiation.  Actually, you may receive more seller negotiations if you were buying a regular  sale. 
In our local market here in Fremont, and Tri Cities, it seems Real Estate is all over the board.  I have a number of REO's that would have sold in a flash last year!  What's up?  These homes are under $400K too!  Is our market changing that … (0 comments)

Do you get results from thinking outside the box ?  I have been in the REO sales end of things for over a few years now. I have had the priveldege of working with some great teams, great banks, and some no so good investors!  That is all well and good, because one bad apple lead me to a tree full fruit!

Well Happy Monday to Acitive Rain.  The banks seem to be boggin down the Fremont Real Estate once again.  We continue to hear about "Shadow Lisitngs".  We continue to hear in the news that more inventory is to come down the pipe to help stimulate our economy.  We are waiting on the ledge, holding our breath...ready to take a leap of faith as we talk to our buyers who seem to be stacking up!

I previewed a home today, actually two.  I have a number of buyers VA and I don't know how many FHA.  Now these loan programs aren't bad, they just have a few requirements.  It appears that the limited inventory is taking it's toll on the buyers!  I called on two listings today that were in decent condition, and both properties have already received 25+ offers (listed for only 3 days.)  That means two winners and 48 losing bids.  That means regular home sellers, it is time to put your home on the market and get a great price!  If you are in the Hayward area, let's get together.  A well … (4 comments)

It seems I am becoming the VA Loan Expert in my local area of the Bay Area of Fremont, Hayward, San Jose and surrounding cities. First time buyers who have graciously served our country in some form, are finding value in their VA Loan options. Wow!  We were doing so great in 2008 with home sales.  Buyers were ready and willing with not only cash on hand, but solid financing.  I actually was beginning to see some hope in our future economy. It appeared as though sales were increasing, prices of homes were solid and life was going to be up and positive.

We have come a long way....We experienced the 1999 computer upheavel as we dove into 2000.  We experienced some amazing events after the dot com crashed.  Lots of money and a pent up demand for Real Estate drove our communities in a frenzy of home sales as if we had a "Blue Lite" special blinking in our faces.  Families dream of home ownership became a reality and the world was a happy place.  Long time home owners  property values bagan soaring through the roof!  EQUITY.......  They screamed!  Buy more houses.  Sell those 100% financing loans.  We want EQUITY....
