The first six months of 2010 saw the number of residential sales in Fannin County ahead of 2009's sales, with the median sale price down. There were 199 units sold through June 30th of this year, compared with 148 sold in the same time period last year. The median residential sale price this year was $185,000. That is down 15% from 2009's $216,250, and down a whopping 33% from 2007's high of $277,750.

October 2009 residential sales figures are in, and both number of units sold and median prices are up over last October. blue ridge market report: Blue Ridge Market Report -- September 2009 - 10/11/09 01:13 PM
Home sales in Fannin County are mirroring the national trend -- sales are up, but prices are down. September 2009 saw 33 residential sales, with a median price of $206,000, compared to 27 residential sales and a median sale price of $245,000 in September of last year.Foreclosures account for about 20% of last month's sales. However, from personal observation, they are up this year over last year at this time. In my opinion, the increase in sales of foreclosures is … (0 comments)

That represents a 27% jump in the median sales price! WOW! The market's up, happy days are here again! I probably should have stopped there; ignorance, after all, is bliss.   But, I noticed that on the flip side, the total number of sales for the month were down over last year.
