agent: Housing market slowed down
- 08/13/09 06:34 AM
There were less inventory than last year. Units in contract is more than last year, but sales began losing momentum after trending up for few months. It is still hard to tell whether the real estate market hit bottom yet. I won't say unitl this coming season's bottom (around Jan/Feb 2010) is higher than last (Feb 2009). ....................... agent: Too early to tell the recession is over
- 07/29/09 02:49 AM
This chart above show the activity from Jun 07 to Jun 09 for the Long Island area including Queens, Nassau & Suffolk. The real estate sale picked up for 4 consecutive months since it hit a low in Feb. I feel it is just the seasonal cycle; usually sale picked up in about Mar to Aug, then lagged through Sept to Feb. The stock market went up since March too. I am afraid if the real estate sale figure will decrease for few consecutive months later this year (which is normal for yearly cycle), it will shift the sentiment in this fragile market and draped down the

The inventory level don't look so good except single family. For co-op an average agent may need an average time of almost 3 years to sell: at this difficult time a seller should hire an experienced agent who specialized in selling co-op. Inventory as at 07/16/09: 17 units of 2-family - median asking price $649,000 (26 months supplies) 16 units of 1-family - median asking price $554,500 (5 months supplies) 23 units of condo - median asking price $289,000 (23 months supplies) 152 units of co-op - median asking price $185,000 (35 months supplies) Units closed in the first half year of 2009 - 01/01/09 to 06/30/09:

agent: First-Time homebuyer Credit
- 06/28/09 12:59 AM
If you are first-time homebuyer (who have not owned another principal residence at any time during the three years prior to the date of purchase), you may be qualified for the credit of $8,000 if you puchase a home before Dec. 1, 2009. So if you are thinking about buying a co-op, you have to hurry to find one in July or August in order to close the transaction before Dec. 1 as the purchase process may take about 3 months. If you are seller, you should put on the market now to catch those first-time homebuyers.
