I had an interesting conversation today with a very experienced, mildly successful agent here in my area. I had just told her how much I wanted to get an offer on a short sale listing I have, because my clients just needed to walk away from the house as well as their marriage, They needed to heal with as few scars as possible. It's a really sad situation. Her response? "You know, you're emotionally involved with your sellers. That's not a good idea! Always keep your distance!" Um, what? If you are a newer real estate agent, your broker might give you a phone book and tell you to start making phone calls. Perhaps the broker gives you a stack of papers and tells you to call "Expired" listings. Worse yet, the broker may give you a newspaper and may tell you to call "FSBO's". But first, check the DNC list. The what? The Do-Not-Call list is a federal database of people who have chosen not to receive telephone solicitations.
