Summer on the Farm Market stats for Carroll County in the State of New Hampshire’s…2nd quarter indicators are reporting mixed reviews; residential markets are down in volume and slightly up in median sales price. Condominium markets are equal in volume from last year while median sales prices continue to soften…Vacant land parcels are up in volume and down in median sales prices, while Commercial markets remain down. Sandwich’s Residential listing data reflects an increase in market inventory by 41.66% when compared with last year. Currently there are twenty-three residential homes available for purchase; five offer waterfront and/or water access; zero condominium units and one commercial property. Values are showing signs of improvement by a measured increase of 51% over last year’s averages…total sales are up along with average sales value. It’s refreshing to note positive indicators paving the way towards a stronger market. Freedom’s Residential 2012 listing data reflects stabilization in market inventory with an equal amount of new listings when compared with last year’s stats. Currently there are thirty-eight residential homes available for purchase; twenty-three offer waterfront and/or water access; three condominium unit and zero commercial properties. Values are showing signs of improvement by an increase of 21% over last year’s averages…total sales are up, average values are up and marketing time is down…we’re not out of the woods yet; however multiple market indicators are showing improvement. Effingham’s Residential market is up…Vacant land parcel sales are down! The year-end market data for the community reports an increase in the number of successful transfers, while the average sales price rises slightly higher within 5% of last year’s values. Effingham’s Residential listing data reflects an increase in market inventory by 7.9% when compared to last year; currently twenty-six active residential listings available for purchase; one affords water frontage and/or water access; zero condominium units and one commercial listings. Things are looking up and down and up again throughout the County! 2012 2nd Quarter stats for all Residential properties in Carroll County report a 3.18% increase in new listing activity. Pending sale decreased by 3%; successful sales are up by 12.70%; the average sales value for residential homes report a market increase of 7%, while days on the market fell slightly by 5%. Some segments of the market such as the condominium and commercial/industrial continue to perform on the soft side; historically both markets are the first to lose value along with market interest and the last to bounce back. Inventory remains high with a reported 184 residential homes available for purchase – 89 of those active listings offer waterfront and/or water access. The first six months of 2011 report successful sales activity up 16.6% when compared to last year’s same time period – average sales price increased by 28% and days on the market reported a decrease of 158 days. Wolfeboro’s Residential listing data reflects an increase in market inventory by 32% when compared to last year’s YTD stats. Currently 231 residential homes are available for purchase - 70 offering waterfront and/or water access - 28 condominium units - 95 parcels of vacant land - 14 manufactured home and 16 commercial properties. Sales volume is down 22.9% and the average sales price has dropped by 28%. National and global economic instability has caused many potential buyers to hold tight onto their purse strings in hopes for a brighter outlook in the future. Inventory continues to hold a significant number totaling 147 residential homes available for purchase with 79 active listings offering waterfront and/or water access. The value range for active listings is set between the low of $54,900 to a high of $926,000. The first four months of 2011 report successful sales activity up 56% when compared to last year’s same time period – average sales price increased by 23% and days on the market reported a slight increase of three (3) days. Wakefield reports a 12% decline in new Wakefield Residential Listings. Pretty typical for this time of year given all the “winter” we’ve had. Inventory continues to hold with 114 residential homes available for purchase with 18 active listings offering waterfront and/or water access. The value range for active listings sets between the low of $44,900. to a high of $1,099,900. For the first two months of 2011 we find successful sales activity up 63%, the average sales price has increased 26% and days on the market reported a 10% decline. Wolfeboro’s listing data reflects a decrease in overall inventory by 22.2% when compared to 2009’s MTD listings. There are 195 residential homes actively listed, with 66 affording waterfront or water access. Back on the market listing are up, pending sales are up, contingent sales are down, expired listing are down, withdrawn listing are up 100%, and noted DOM are down. Successful sales have increased 66%, while the average sales price has dropped 23.6%. The time it takes to experience a successful sale has also decreased from 126 days to 100. Today’s buyers still have a lot to choose from with 195 homes currently available for purchase… 66 properties having waterfront or water access.
