Danforth Bay | Ossipee Lake Freedom’s Residential listing data reflects a change measured by one unit when compared to last year’s 2nd quarter stats. There are currently seventy-eight residential homes available for purchase in Freedom, forty-eight offer water frontage and/or water access, six condominium listings and zero commercial use properties available. 2nd quarter sales volume reports a 66% increase in activity over last year’s 2nd quarter along with sixteen pending sales 166% increase over last year’s data. Wakefield Active Listings listing data reflects an increase in market inventory by 31.5% when compared to last year’s year-end stats. There are currently one hundred-eleven residential homes available for purchase in Wakefield, fifty-four offer waterfront and/or water access; five condominium units; eighty vacant land parcels and eight commercial properties. Year-end sales volume is up 28.2% over last year, with a modest decrease in the average sales price by .08%. Pending and contingent sales reflect an increase over last year’s activity by 8.9% and 59%, however completed sales are not keeping in line with the increase. Wakefield reports a 1.3% increase in new Wakefield Residential Listings. Inventory remains high with a reported 134 residential homes available for purchase – 57 of those active listings offer waterfront and/or water access. The value range for active listings is set between the low of $59,900. to a high of $888,000. The first eleven months of 2011 reports successful sales activity up 29% when compared to last year’s same time period; average sales price increased by 55.3% and it’s taking just a bit longer for the active listings to close with an increase of 50% or 83 days of marketing time.

Wolfeboro’s listing data reflects a decrease in overall inventory by 22.2% when compared to 2009’s MTD listings. There are 195 residential homes actively listed, with 66 affording waterfront or water access. Back on the market listing are up, pending sales are up, contingent sales are down, expired listing are down, withdrawn listing are up 100%, and noted DOM are down. September 7th, 2010by Kathleen M. Kizer The 1st of September 2010 reveals 180 active listing available for purchase in Wakefield…with property values showing signs of stabilizing. Wakefield Residential Listings report an increase of 31 new listing for the month with 149 homes carried over from the previous quarters and calendar year. The time it takes to experience a successful sale decreased from 116 days in August of 2009 to 104 days in 2010. The challenge remains for potential buyers to actually qualify with lenders new loan criteria. Bottom line…today’s buyers have even more to choose from…current inventory remaining high with 180 (0 comments)

Successful sales have increased 66%, while the average sales price has dropped 23.6%. The time it takes to experience a successful sale has also decreased from 126 days to 100. Today’s buyers still have a lot to choose from with 195 homes currently available for purchase… 66 properties having waterfront or water access. The July market reports an 42% decrease in new Wolfeboro Residential Listings, property owners are reluctant to place their home on the market while inventory remains at some of the highest levels in years. Back on the Market homes have seen a 100% increase over 2009’s MTD stats. Pending sales combined with Contingent contracts were up 13.3%, and Sold homes reported a 125% increase. Showing Signs of Increased Market Activity and a Recovery in Market Values Many of the measurable market trends noted in 2009 have seen a significant change with some more promising indicators throughout the 1st quarter of 2010. Celebrating the 25th birthday of our youngest son involved a most enjoyable hike into the White Mountain National Forest of New Hampshire. Eric selected the hike of the day and Sean, Sarah, Betty-Boop, Bill and I joined in for the day's adventure. The morning began with torrential downpours in No. Wolfeboro lasting for about an hour. When the skies cleared and we were off to meet up with the "kids" at the Mt.Osceola trailhead on Tripoli Road. From this road, we ascended Mt. Osceola Trail 3.2 miles to the summit of Mt.
