The State of New Hampshire’s year-end stats for all property segments are reporting an upward trend in successful transfers; the average sales price remains stable for residential dwelling and drops for condominium, vacant land parcels and commercial properties. Zealand on Whiteface Mountain overlooking Lake Ossipee This is the first year-end report in five years where all markets are reporting an increase in activity measured through its successful sales; unfortunately the average sales price is taking more time to stabilize. Carroll County residential listing data reflects an increase in market inventory by the smallest of margins (0.17%) when compared with last year. Currently there are eleven thousand, eight hundred eighty (11,880) residential homes available for purchase in the County. The White Mountains of New Hampshire Values are showing signs of improvement by a measured increase of 6.47% over last year’s averages…total sales are up, pending sales are up and marketing time is down; the perfect recipe for a recovery. Ossipee’s Residential 2012 listing data reflects a slight increase in market inventory by 15.46% when compared with last year’s stats. Currently there are one hundred six residential homes available for purchase; eleven offer waterfront and/or water access; zero condominium unit and eight commercial properties. Values are showing signs of improvement by a measured increase of 6.59% over last year’s averages…total sales are up along with average sales value. It’s refreshing to note indicators leading towards a stronger market. Wakefield’s Residential listing data reflects a decrease in market inventory by 5%, successful transfers are pretty much in line with last year’s numbers, up slightly by 4%. There are currently twenty-nine residential homes available for purchase in Sandwich, two offer water frontage and/or water access along with one commercial property. 2nd quarter sales volume reports a 150% increase over last year, however the average sales price has decreased by 33.5%. Pending sale reflect an 8% increase along with the number of successful sales up by a measured 18%. Kizer It continues to be a buyer’s market, but where are the buyers? 3rd Quarter stats for residential homes in Carroll County, New Hampshire report a 6% decrease in new listing activity and back on the market homes are up 26% over last year’s 3rd quarter. Successful property transfers are down 24% while the average sales value increases 26.6%. Interest rates continue to be offered at a lifetime low, however, today’s lender qualifications are more stringent and many prospective buyers just don’t qualify. Kizer Values, Transactions, Pending and Contingent Sales All Showing Increases over 2009 YTD! 2nd Quarter stats for residential homes in Carroll County, New Hampshire report a marginal increase in new listing activity and back on the market properties when compared to last year. 2nd quarter active listings for 2009 reported 274 residential homes for sale, while today’s volume reports 319 active listings resulting in a 16.4% increase. The June market reports an 83% decrease in both new Wolfeboro Residential Listings and Back on the Market homes over 2009’s MTD stats. Pending sales and Contingent contacts were up 50%, while Sold homes reported a 260% increase. The average DOM (Days on the Market) has decreased with June reporting an averaged 94 day window to receive an offer to purchase. The flip side of this scenario is while 13 homes sold in June the residential inventory remains high with 193 active residential listings valued between $35,000. and $11,950,000.
