How many times has it happened to you?  You get the listing, slave away at trying to sell it, only to have it fail to sell.  There is nothing in my mind more frustrating than the emotional rollercoaster of taking a listing, persuading the Seller than you are the right agent for the job, only to discover that it does not sell.
