How many times have you heard that?
If I had a nickel for every time I had heard that one when facing a For Sale By Owner or Expired...
Well... I wouldn't be Coaching, Writing, or Podcasting.... I would be on the beach somewhere resting in the laurels of nearly 20 years of front line experience with the Sellers, and the Buyers of the residential real estate world. 
Ain't Got No Time For That!

One of the very first things I discovered as a Realtor® when I entered the world of the “Wholesaling Investor” is something they endearingly refer to as “After Repaired Value”.  
 
The concept seems solid enough, determine what a home is worth, after all the projected repairs have been completed.  Which on its face, seemed reasonable.  However, when I started actually talking to Wholesalers, and the Guru’s that taught them, I quickly realized there was a vast sea of difference between what was being taught, and practiced.
