Whether you are a first time home buyer, buying a vacation home, or even a seasoned investor the below link is important.  I am a firm believer that knowledge is power and I came across this handbook and would like to share.
The link provided is using DropBox a great tool in sharing large files.  I would not recommend printing out the handbook as it is quite lenghty but it does open as a pdf for easy viewing.

We have a new purchase contract in NC and now time is of the essence like never before!
The contract is based on a due diligence period with little to no contingencies.  Basically there is a time period the buyer has (the due diligence period) where he/she can walk no questions asked without losing their earnest money or any due diligence money put down.  If issues come up after the period however - a buyer stands to lose big.
It is for this reason I ask:  ARE YOUR CLIENTS MORTGAGE READY?

Changes to the gift rules for Fannie Mae.  The minimum downpayment for a conforming Fannie Mae loan is 5%.  Previously this 5% had to be from the client and they could have additional money gifted for a larger down payment. 
Under Fannie Mae's new lending guidelines, now in effect, securing a mortgage is easier for some borrowers and more difficult for others. These new rules will allow buyers to use gifts and grants from nonprofit groups for their minimum 5 percent down payment. Freddie Mac is also considering a similar change but has not rolled anything new out yet.
