August 2013 has proven to be, by one home, the best month of the year for home sales in Harrisonburg and Rockingham County. According to the Harrisonburg-Rockingham Association of Realtors® Multiple Listing Service 109 homes sold in August, surpassing July’s total of 108. In fact, homes sales have averaged over 100 per month for the past five months – something that hasn’t happened since 2007, and the year-to-date total of 695 home sales is the best since 2007. The Harrisonburg and Rockingham County real estate market remained strong in June, and the really good news is we may be seeing the first signs of price appreciation! Ninety-two residential properties sold in June, similar to May’s total of 95 properties. Most areas of the County have seen substantial increase in year-to-date sales over last year, with the two exceptions being the northwest portion of the County and Massanutten. Sales in the City of Harrisonburg are up 35% over the first six months of last year.

The numbers for May, 2013 show continued strong sales with 95 residential closings for the month and 379 residential closings for the first five months of the year – both figures representing a dramatic improvement over prior years. April, 2013 saw more residential sales in Harrisonburg and Rockingham County than any month in the past several years, with the exception of June, 2010 (the Homebuyer Tax Credit deadline).
