celling realty: Is it a good time to sell land in Riverside County?

I get asked this question a lot from sellers of land in the Whitewater area of Riverside County, CA. A couple years ago I told all the people that contacted me how much the value of their land lots had gone down, and if they didn't need to sell to hold off.
That was in 2008-2010. Now here we are in 2011 and people are again asking me if it's a good time to sell their land. My answer before was if you didn't have to sell, then I would suggest waiting. … (8 comments)

Saturday afternoons I used to watch old cowboy movies ~ The Rifleman, Roy Rogers, John Wayne, and so many others. I loved watching these movies. So today when I was making my Real Estate Show on land for sale in Riverside County, I chose the Western Music. Homes for sale in Riverside County: Everyone wants a deal in todays Market.....everyone wants to know they waited just long enough, but not too long to get the best deal possible. Well, here is a home that just came on the Market, an older resale....listed for way less than the previous owner bought it for. It is an REO....the Bank owns it now, but why would this house save you money? Brand new homes do not necessarily mean the best construction....many just look nice. Today is a sad day for many people in Riverside County, and across the United States. It is the Holidays, a time for goodwill, peace, and everything else that is supposed to be good in the world. How many times do I have to hear "it's simple"......Tech Stuff wasn't made for some of us that absolutely hate reading directions. Tonight I neglected my commenting on Posts, and totally ignored new Group Posts while I tried to make one of those Real Estate Shows...... Having more than one Real Estate Office can be challenging, especially with the price of gas. Why would anyone drive 3 hours to get from one office to the other? Would you drive this far, and if so what would you do with your time? Me, I love the drive; not the expense, but the drive itself. I love having 2 Offices, both in different areas, and both with their own rewards. My 2nd Office is fun, it is in a small town, mostly vacation and second homes, but many people live here year round. When was the last time you really looked at your online presence? Tech tools, tech fun...you hear everyone say they can help our Business, but these tools are only good if you know how to use them. October in Southern California can be very dangerous. Last year, on October 26th the Esperanza Fire raged through Cabazon and the communities of Poppet Flats and Twin Pines killing 5 Firefighters. Today just a few days before the 1st anniversary of that Fire, Malibu is on Fire. The Santa Ana Winds are howling, blowing from 40 to 80 mph in certain areas. I just woke up, turned on my computer and there it was. Something that my client said her "Mother-in-law" told her was true, but I said No, it's not. Well, at least not as far as it concerned her loan. She trusts me, and I told her No, but Some of Your Ads are telling her YES....who is the consumer to believe, their Agent, or the Lender's Ad.

As Real Estate Professionals we spend so much time trying to meet everyone else's needs that sometimes we forget to meet our own. Before I got my Real Estate license, I went to one of those 2 day refresher courses. Do you remember when they asked you how much you planned to work? If you don't know where Whitewater, Ca is, just look for the windmills. Several years ago you could find the area easily, there was a huge dinosaur that seemed to just jump out at you as you drove down the 10 freeway going to or from Palm Springs. Today however that dinosaur is hidden behind a couple of restaurants. It's still there, you just can't see it as easily, but you can't miss White Water if you look for the windmills.

It's Saturday night and I just got paid.........$$$.....that little jingle is what all of us are hoping for when we make a sale. What does it take to be successful? Getting your license is one thing, opening an office is another....There are so many things to consider, and the liability is huge.....Where do you start?
