Depending on what state Michelle (ficticious name) practices real estate in she may or may not be Mr. Buyer's agent. For instance in Tennessee where I practice real estate the default status for a real estate licensee is "facilitator", which is a non-agency status. Tennessee licensees are required by law to disclose at "first substantive contact" their agency status to all potential consumers of real estate services. Probably one of the least known but very useful parts of NAR is the Center for Realtor Technology (CRT). A few weeks ago in Inman News Marcie Geffner wrote an article titled http://www.inman.com/InmanNews.aspx?ID=55783 "Too many real estate newbiesPerspective: Excessive supply of real estate salespeople is bad news" in which she reiterated what we all know; there are too many people in the real estate business for the number of homes sold each year.
