helping buyers: Kombrink Real Estate Group: Please Don't Make Me Explain It All Again. - 02/01/09 12:54 AM
Have you ever called a customer service line?  You usually wait on hold for 5 to 15 minutes, then explain your story to someone only to find out that:
A.  You need to call another number orB.  You need to be transferred to someone else to explain your story and needs all over again?
I don't know about you, but I don't like to have to explain my needs to 3 or 4 people before I can be helped.  It's a waste of my time and the time of the 3 other people I had to go through this with.

helping buyers: Kombrink Real Estate Group: Open House on Super Bowl Sunday? Really? - 01/25/09 12:31 AM
I don't often do Open Houses.  Statistics show that buyers generally don't purchase the home they visited through an Open House.  I share these statistics with my sellers, however on occasion a seller will request that I hold an Open House for them.
I have just such a seller, so I found an agent in my office who is looking to do Open Houses and scheduled this one for Sunday, February 1st.  I called my seller to confirm the date with him and off we go.
Two days ago, my seller called me back and asked, "Are you aware that you've scheduled the … (4 comments)

helping buyers: Kombrink Real Estate Group: It Takes a Village to Sell a Home. - 01/17/09 08:01 AM
When a home is sold there is an entire network that goes into action behind the scenes.  There is obviously a realtor that takes the listing and puts a sign in the yard, but there are many other players involved to get to the closing table.
Once the sales agent leaves the home after planting the sign and taking pictures...your home is placed in the MLS and on a website.  If you have an agressive agent, your home then goes out to multiple sites on the internet and other area agents are notified of your listing.  This means that an administrative … (2 comments)

helping buyers: Kombrink Real Estate Group: Could You Be Making Some Costly Mistakes In The Search For Your New Home? - 01/05/09 12:54 AM
We live in the internet age and it is easier than ever before to locate your next home on-line.  Sometimes, this can cause us to think that we don't need the help of an agent.  But, this line of thinking could cost you time and money.
What is it that a real estate agent does and why do you need one when you begin the search for your new home?
Some people think that an agent just searches for houses and then lets you in to see them, however a great agent does sooooo much more.
Were you aware that your … (10 comments)

helping buyers: Kombrink Real Estate Group: Elvis Has Left The Building - 12/30/08 02:57 AM
Things are Rockin'!
Interest rates are low, housing prices are low, sellers are helping with closing costs and in the mood to negotiate.
Builders are throwing in "extras".
Investors are buying those foreclosures and adding new kitchens and floors and paint.....creating beautiful homes that need occupants.
What are we waiting for?  Trying to guess when the market will hit bottom?
Trying to guess when interest rates will hit bottom?
Don't wait too long, or you will find that "Elvis has left the building."
Call your local realtor and take advantage of the situation.  Call your lender and see what kind of … (0 comments)

helping buyers: Kombrink Real Estate Group: Do You Feel Like You're Always Missing The Boat? - 12/27/08 01:35 AM
Let's face it...most of us are fairly inteligent people.  We know what we know and are good at something.  However, we can't be experts at everything.
Living in the information age, one would think we could learn just about anything.  All we have to do is sit down at our computers and google any subject under the sun and find pages and pages of information.  However, I think many of us suffer from information overload....and the next dreaded step in that process is called paralysis by analysis.
Deciding whether or not to purchase a particular stock, or how to best handle … (6 comments)

helping buyers: Kombrink Real Estate Group: Things Happen For A Reason And I'm So Greatful! - 09/23/08 05:24 AM
People always say that things happen for a reason...and usually at the right time.  I have to say that I whole heartedly agree!
I decided 3 months ago to become a Real Estate Agent after having coached agents for over 2 years.  Prior to doing that, I was an EMT which was something I had wanted to spend the rest of my life doing.  I ended up injuring my back and after surgery and re-injury, I was told I could no longer do the job.
I was devastated.  I had spent 2 1/2 years studying for nursing before deciding to work … (3 comments)

helping buyers: Kombrink Real Estate Group: Edwardsville, Illinois: I Cut The Cost For Groceries In Half This Week! - 09/04/08 10:41 AM
I am a frugal shopper...ok...ok...I'm cheap.  I hate paying full price for anything.  Don't get me wrong.  I love nice things...I just hate paying full price.  I have spent much time looking for ways to cut my costs on the things that I have to buy.  In the recent economy where gas and food prices have risen...I have had to be even more frugal than I normally am.
I have been frustrated in the past with my search for a cheaper way to buy groceries.  I knew there had to be a better, cheaper way to shop, however I just couldn't … (4 comments)

helping buyers: Kombrink Real Estate Group: Another Happy Client in Madison County Illinois - 09/02/08 02:29 AM
Friday, I attended a closing with a client for her new home.  Only 1 month ago, this same client did not believe she could own a home in this market.  She is single, with very little money saved and just did not believe home ownership was possible for her at this time.
She spoke with Tammy Rister of Midwest Mortgage Capital.  Tammy helped my client get approved for a loan with a program that helps buyers achieve home ownership with no down payment.  My client was pleasantly surprised.
We began the search for a home.  My client thought of herself as … (5 comments)

helping buyers: I Got No Sleep Last Night: Wanna Know Why? - 08/27/08 06:46 AM
I have heard that the general public doesn't appreciate what Real Estate Agents do for them in general.  I think the same thing is probably true for lenders as well.  I have a closing tomorrow and everything was going beautifully...beautifully that is until 2 days ago.  At the last minute the underwriter changed the terms for the loan.  In the 3 weeks since the contract was signed, the loan went to a different company.
My buyer is using Amerdream, Inc.  I think it is really great that she will be able to buy a home that she would not otherwise have … (12 comments)
