I was running comps for a client today and needed to isolate sales by floor inside the same complex. I used to manually pull them out, but found a new filter that made it much easier. Since I already had all the data in front of me, I might as well throw this article together. When I have more time, I will run the same pull on other complexes. Condo sales are up 172% over last September. That’s right, 172%. Don’t let headlines fool you. This is where local experience matters. I’Everyone is talking about condo sales being up 173% from last year — 30 sold this September versus 11 in September 2024. That sounds huge until you remember last year was one of the slowest years we’ve seen in a long time. This is a rebound, not a runaway market. While the mainland sees pullbacks, our local data paints a different picture. You know the rumor around town is - not - when will the market come back, it's more like - what month did it actually, already come back! With May of 2010 MLS numbers officially in - and sales increasing by 113% over last May, in fact looking back at the condo sales for the past 5 years - you would have to go back to the year 2005 to see more sales than we saw last month! You know - I have been telling my clients this is great time to buy - i see many sales at prices below the (3 comments)

Its not even the end of the month yet, and we have already surpassed last years numbers - in fact Condo Sales are off the chart - over 162% from last years sales. In fact we are already ahead of 2008 and 2007. We even stand a chance of catching up to 2006 numbers ! Kona is doing great. condo sales: Kailua Kona Condo Sales - on track for an increase in sales over Feb. as of March 20 2008

Things are looking up in the Condo Market - as of today 3/20/2008, we are at 14 condo sales for the month. That puts us on track for a total of 21 - compared to a total of 9 last month. That is over double the sales! I went ahead and just double checked the sales - just to make sure there wasn't some influx of a certain project - and the answer is no - they are all organic sales. Here are the numbers according to - Hawaii Information Service - (our local MLS) Number of sales for the Month of - October - 2000 - 2007 2007 = 19 sales, / $8,708,806. Dollar amounts / $420,000.
