Second month in a row that homes sales met or exceeded last years numbers - is this the sign? These numbers are reported by the Hawaii MLS and your favorite Realtors.

Hawaii Real Estate Market - a spike or are we are on our way to recovery?
With less than a week left in the month, Kona is still tracking just one shy of last years home sales. I think that is pretty good - considering that we were off by <65%> in January. I pulled out my crystal ball and cleaned it up a bit - and it told me that we would match last years sales, if not beat it by one.
Is this a trend? or just a spike ?

I know, your probably thinking it must be sitting on the edge of the current Lava flow, but NO - this is actually in the center of Kailua Kona, about 1,500 feet from the beach you see below.
Yes it is a handyman special, and yes it is a Short Sale - but - 1,500 feet from that beach - under $200,000?
I have one, 5 houses away from there - for $249,000 - and I bet the bank would accept $225,000 - So what are you waiting for. Interest Rates to go up?

Everybody said watch out - when it turns - its going to take off - Is this the turn? All I do is report the facts - you tell me if this is the turn.
So watching the numbers, this year has been pretty bad, started out in January down <65%> from 2008 - WOW.
Then February was off by <31%> - pretty bad - but twice as good as January.
March came a long with only <25%> decrease - slowly moving up.
April - back off by <30%> - Still far better than Januarys numbers!

I know I am way behind the curve here - I always swore I would never own an Apple/MAC product, but here I am - an IPhone owner - shoot me now would you. As much as I like this phone though - it does still have its problems. Take a look at February's figures
I just pulled the report and looked at in depth, now usually I just report the Kona side, but today I decided to take a look at the entire island.
85 - Number of homes that sold for the Big Island. (Off 26 % from last year)
13 - The number of Condos that sold for the Big Island. (Off 37 % from last year)
68 - Number of Vacant Land that sold for the Big Island. (Off 50 % from last year)

Finally and easy way to research foreclosures, short sales, and REO (bank owned properties) on the Big Island of Hawaii. In the beginning I tried using RealtyTrac, and Yahoo real estate, but I found their numbers were so so far off track, and outdated, I couldn't even use them. The scary thing was that whenever you saw a report on TV, they quoted one of these sources! We have some great deals going on in Hawaii right now
Over the last few months the VOG in Hawaii has become an issue, and this has created a great buyers market. Of course this depends on your outlook - glass half full - or glass half empty?
Some people have packed their bags and just left, others have seen this as an opportunity to pick up some great deals.

Median Home Price - September 2008 - < 17.73% > Drop in prices island wide. These numbers are skewed because of a large commercial sale last month, so if you look - I am pulling my numbers, from the year to date column. Give ma a call and we can go over the specific area you are interested in.

Number of Homes sold for September 2008, Take a look at South Kona! Were talking about Kealakekua, Captain Cook, to Kona Paradise - 1, let me spell it out, ONE, sale for the entire month. There are 237 active listings and only one sale? Kailua Kona did quite a bit better than that - but still running at less than 50% of last years sales. Take a look at Waikoloa - Exactly the same as last year for Homes and Condos. Good job Waikoloa

There is only one - the first one on the list here - priced at $270,000 !
Not bad for an Ocean front complex - this unit is NOT ocean front, but still a good price. Vacation Rentals approved, great location, great amenities - take a look for yourself - while your looking - mine is the one listed for $699,000 - and it is Ocean front - Golf Course Rear - great value.

We now have 19 homes active on the Hawaii MLS, in Kailua Kona, HI. Under $400,000. !Real Estate in Hawaii has always been expensive, But - its looking pretty affordable these days. Don't forget about that government backed loan - Rural Development (I forget the official name - help if you know it) - it is up to 102%, its available for pretty much all of the big island. You have restrictions - but it is far easier than a lot of loans out there.

I thought to myself, living in Hawaii - doesn't really have any dangers, Some agents hold open houses without even being there - just go put up the signs, open the doors, and sit on the beach somewhere?
