I was running comps for a client today and needed to isolate sales by floor inside the same complex. I used to manually pull them out, but found a new filter that made it much easier. Since I already had all the data in front of me, I might as well throw this article together. When I have more time, I will run the same pull on other complexes.

OK, we have all seen the QR fad come, and just kind of linger? Well I finally found a real use for these things! I was surfing Pinterest and came across this pin. 
Create a Free QR code with your WiFi password information for your office, or even home. Print it in a full page sheet, frame it and hang it.

Looking into my Crystal Ball, I see a bright a future, very BRIGHT, so BRIGHT, you have wear shades!

As of 9:00 am on July 23, we are dead even with July 2008 home sales - so unless we dont sell another home for the rest of the month, id venture to say we are going to surpase last years sales. I know I am really stepping out on a limb making a preditcion like that - but you know, I was raised in Vegas.
Even better news for Kailua Kona real estate, is the fact that the amount of money exchanging hands this month is up over + 39.% over last years, and we still have a week to go.

I know, your probably thinking it must be sitting on the edge of the current Lava flow, but NO - this is actually in the center of Kailua Kona, about  1,500 feet from the beach you see below.
Yes it is a handyman special, and yes it is a Short Sale - but - 1,500 feet from that beach - under $200,000?
I have one, 5 houses away from there - for $249,000 - and I bet the bank would accept $225,000 - So what are you waiting for. Interest Rates to go up?
